HomeMy WebLinkAbout203605 SHORT -FORM POD (Z- 6640 -B), LOCATED AT 1723 NORTH UNIVERSITY 6 AVENUE, LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING 7 MAP OF THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER 8 PURPOSES. 9 10 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY 11 OF LITTLE ROCK, ARKANSAS: 12 Section 1. That the zoning classification of the following described property be changed from POD 13 to Revised POD: 14 Lot 10, except that part now in use as right of way for North University Avenue and 15 Cantrell Road (State Highway 10) in Block 24, Mountain Park Addition to the City of 16 Little Rock, Pulaski County, Arkansas. 17 Section 2. That the approval of Bailey Revised Short-Form POD (Z- 6640 -B), located at 1723 North 18 University Avenue, is subject to compliance with the following additional conditions: 19 • That the preliminary site development plan /plat be approved as submitted, 20 including all staff comments and conditions as outlined in the Planning 21 Commission Agenda Staff Report in paragraphs D, E, F and including any 22 conditions indicated in the staff analysis in paragraph H and subject to additional 23 conditions imposed at the Planning Commission Public Hearing as amended by the 24 applicant. 25 The use of the property as an office use is limited to Bailey Real Estate and to 26 Superior Senior Care. Single- family is an allowable alternative use for the 27 property. 28 Section 3. That the preliminary site development plan /plat be approved as recommended by the 29 Little Rock Planning Commission. 30 Section 4. That the change in zoning classification contemplated for Bailey Revised Short-Form 31 POD (Z- 6640 -B), located at 1723 North University Avenue, is conditioned upon obtsnlirg fir�dl,plan ,r , 32 approval within the time specified by Chapter 36, Article VII, Section 36-454:,", of tlx Code ,f 33 Ordinances. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. Section 6. That this Ordinance shall not take effect and be in full force until the final approval of the plan. Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the ordinance. Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
