That the zoning classification of the following described property is changed from R -2 to 13 PCD: 14 Part of Lot 27, Rinke Gardens Addition, now in the City of Little Rock, Pulaski County, 15 Arkansas, more particularly described as follows: Begin at the northeast corner of said 16 Lot 27, thence S02 °33'32 "W, 123.22 feet; thence S88 032'08 "W, 80.58 feet; thence 17 NO2 032'22 "W. 122.94 feet to a point on the north line of said Lot 27; thence 18 N88 032'08 "E along the said north line, 91.54 feet to the point of beginning containing 19 10,578 square feet, more or less. 20 Section 2. That the approval of Hilaro Springs Properties Short-Form PCD (Z- 8588), located at 9200 21 #1 and 42 Hilaro Springs Road, is subject to compliance with the following additional conditions: 22 That the preliminary site development plan /plat be approved as submitted, including 23 all staff comments and conditions as outlined in the Planning Commission Agenda Staff 24 Report in paragraphs D, E, F and including any conditions indicated in the staff analysis 25 in paragraph H and subject to additional conditions imposed at the Planning Commission 26 Public Hearing as amended by the applicant. 27 The uses allowed for 9200 41 are a Book or stationary store, Duplication shop, 28 Laundromat — residential use only, Office, general or professional, Beauty supplies, 29 Mobile telephone shop and 9200 #2 are a Barber or beauty shop, Book or stationary 30 store, Office, general and professional. 31 32 33 Within six (6) months of approval of the rezoning request the applicant is to �. \�W %W11111", ,ray CO, install an eight (8) -foot screening fence along the northern and western perimeters r `�y• where adjacent to the manufactured homes. ` LU • vL Grte,' t Gi [PAGE 1 OF 21 . That the preliminary site development plan/plat be approved as recommended by the 4 Little Rock Planning Commission. 5 Section 4. That the change in zoning classification contemplated for Hilaro Springs Properties 6 Short-Form PCD (Z- 8588), located at 9200 #1 and #2 Hilaro Springs Road, is conditioned upon obtaining 7 a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code 8 of Ordinances. 9 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little 10 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects 11 necessary to affect and designate the change provided for in Section 1 hereof. 12 Section 6. That this Ordinance shall not take effect and be in full force until the final approval of the 13 plan. 14 Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or 15 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or 16 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and 17 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the 18 ordinance. 19 20 21 22 23 24 25 26 27 28 29 30 Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
