That the zoning classification of the following described property be changed from PCD 12 to Revised PCD: 13 Part of the W 2/3 of the NE `/4 SW Y of Section 14, T -2 -N, R -14 -W, Pulaski County, 14 Arkansas; more particularly described as beginning at the SW corner of said W 2/3 NW 15 /a SW '''A; thence along the west line of said W 2/3 NE `/4 SW '/4 N00 °25'00 "W 913.30 16 feet; thence leaving said west line S88 °17'00 "E 102.20 feet to a found' /2 -inch rebar at the 17 point of beginning; thence S88 °17'00 "E 13.0 feet to a found '/2 -inch rebar; thence 18 N77 000'00 "E 88.60 feet to a set '/2 inch rebar; thence S0001 1'00"E 100.0 feet to a found 19 Y2 -inch rebar; thence N81°29'00 "W 115.30 feet to a found '/2-inch rebar; thence 20 N12 047'00 "E 65.0 feet to the point of beginning containing 0.20 acres more or less. 21 Subject to all roadways, easements and reservations that are of record or physically in 22 place. 23 Section 2. That the approval of Phillips Revised Short-Form PCD (Z- 7969 -B), located at 6100 24 Stones Road, is subject to compliance with the following additional conditions: 25 That the preliminary site development plan /plat be approved as submitted, including all 26 staff comments and conditions as outlined in the Planning Commission Agenda Staff 27 Report in paragraphs D, E, F and including any conditions indicated in the staff analysis 28 in paragraph H and subject to additional conditions imposed at the Planning Commission 29 Public Hearing as amended by the applicant. 30 Section 3. That the preliminary site development plan/plat be approved as recommended by the 31 Little Rock Planning Commission 32 Section 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little 2 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects 3 necessary to affect and designate the change provided for in Section 1 hereof. 4 Section 6. That this Ordinance shall not take effect and be in full force until the final approval of the 5 plan. 6 Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or 7 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or 8 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and 9 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the 10 ordinance. 11 Section 8. Repealer.
