NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS: Section 1. That the zoning classification of the following described property be changed from R -2, Single -Family to PD -R: Part of Tract 12, Asbury Acres, an Addition to the City of Little Rock, Pulaski County, Arkansas, more particularly described as follows: Beginning at the northwest corner of said Tract 12, Asbury Acres, said corner lying on the south right -of -way line of Kanis Road; thence S87'28'1 P'E along said south right -of- way line, 106.33 feet; thence SOl °49'07 "W, 19.96 feet to a point on the west right -of -way line of Taylor Park Boulevard; thence southeasterly along said west right -of -way line being the arc of a 25.0 -foot radius curve to the right, a chord bearing and distance of S24 °44'28 "E, 22.36 feet; thence S01 °49'07 "W continuing along said west right -of -way line, 356.23 feet; thence S07 °49'52 "W continuing along said west right -of -way line, 95.46 feet to a point on the west right -of -way line of Taylor Park Loop; thence S01 °49'07W along said west right -of -way line, 159.26 feet to the northeast corner of Lot 47, Block 2, Taylor Park Subdivision, an Addition to the City of Little Rock, Arkansas; thence N88 °10'52 "W along the north line of said Lot 47, 106.29 feet to the northwest corner of said Lot 47; thence N01 °48'57E along the west line of said Tract 12, 651.70 feet to the point of beginning containing 1.6847 acres more or less. Section 2. That the approval of Taylor Park Subdivision Revised POD - Phase II (Z-7875- C), located on the west side of Taylor Park Boulevard just south of Kanis Road, is sob, to ENE CIR�& compliance with the following additional conditions: [PAGE 1 OF 21 cc) UNTY� P `` I That the preliminary site development plan/plat be approved as submitted, 2 including all staff comments and conditions as outlined in the Planning 3 Commission Agenda Staff Report in paragraphs D, E, F and including any 4 conditions indicated in the staff analysis in paragraph H and subject to additional 5 conditions imposed at the Planning Commission Public Hearing as amended by 6 the applicant. 7 Section 3. That the preliminary site development plan/plat be approved as recommended by 8 the Little Rock Planning Commission. 9 Section 4. That the change in zoning classification contemplated for Taylor Park 10 Subdivision Revised POD - Phase II (Z- 7875 -C), located on the west side of Taylor Park 11 Boulevard just south of Kanis Road, is conditioned upon obtaining a final plan approval within 12 the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. 13 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of 14 Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in 15 the respects necessary to affect and designate the change provided for in Section 1 hereof. 16 Section 6. That this Ordinance shall not take effect and be in full force until the final 17 approval of the plan. 18 Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, 19 phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such 20 declaration or adjudication shall not affect the remaining portions of the ordinance which shall 21 remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional 22 were not originally a part of the ordinance. 23 Section 8. Repealer.
