PULASKI COUNTY CIRCUITICOUNTY CLERK 1 ORDINANCE NO. 20,306s $20.00 2 AN ORDINANCE TO APPROVE A PLANNED ZONING DEVELOPMENT AND 4 ' ESTABLISHING A PLANNED RESIDENTIAL DISTRICT TITLED WEBSTER 5 SHORT -FORM PD -R (Z- 8558), LOCATED AT 723 NORTH JACKSON STREET, 6 LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF 7 THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES. 8 9 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY 10 OF LITTLE ROCK, ARKANSAS: 11 Section 1. That the zoning classification of the following described property be changed from R -2, 12 Single- family to PD -R: 13 Lot 1, Block 39, Pulaski Heights Addition to the City of Little Rock, Pulaski County, 14 Arkansas. 15 Section 2. That the approval of Webster Short-Form PD -R (Z- 8558), located at 723 North Jackson 16 Street is subject to compliance with the following additional conditions: 17 That the preliminary site development plan/plat be approved as submitted, including all 18 staff comments and conditions as outlined in the Planning Commission Agenda Staff 19 Report in paragraphs D, E, F and including any conditions indicated in the staff analysis 20 in paragraph H and subject to additional conditions imposed at the Planning Commission 21 Public Hearing as amended by the applicant. 22 Section 3. That the preliminary site development plan/plat be approved as recommended by the 23 Little Rock Planning Commission. 24 Section 4. That the change in zoning classification contemplated for Webster Short-Form PD -R (Z- 25 8558), located at 723 North Jackson Street is conditioned upon obtaining a final plan approval within the 26 time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. 27 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little 28 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects 29 necessary to affect and designate the change provided for in Section 1 hereof. 30 Section 6. That this Ordinance shall not take effect and be in full force until the final approval of the 31 plan. 32 Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or 33 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or 34 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and [Page 1 of 21 1 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 29 30 31 32 33 34 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the ordinance. Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
