3 AN ORDINANCE TO APPROVE A PLANNED ZONING
4 DEVELOPMENT AND ESTABLISH A PLANNED OFFICE DISTRICT
5 TITLED STAGECOACH VILLAGE REVISED SHORT -FORM POD (Z-
6 6178 -T), LOCATED ON THE NORTHWEST CORNER OF
7 STAGECOACH VILLAGE DRIVE AND STAGECOACH ROAD, LITTLE
8 ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF
9 THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER
10 PURPOSES.

12 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
13 OF LITTLE ROCK, ARKANSAS:
14 Section 1. That the zoning classification of the following described property be changed from POD
15 to Revised POD:
16 Part of the N'' /2, NE' /4, Section 5, T -1 -S, R -13 -W, Little Rock, Pulaski County, Arkansas,
17 more particularly described as: commencing at the Southwest corner of the N %2, NE '/4,
18 of said Section 5; thence NO2 °24'49 "E along the west line of said N ' /2, NE '/4, 792.50
19 feet; thence S86 °50'23 "E, 850.0 feet; thence S07 °51'38 "W, 131.19 feet to the point of
20 beginning; thence S45 °01'58 "E, 291.40 feet; thence S19 043'11 "W, 54.48 feet; thence
21 S65 055'46 "E. 182.33 feet to a point on the west right -of -way line of Arkansas State
22 Highway 45 (Stagecoach Road); thence in a southwesterly direction along the west right -
23 of -way line of said Highway the following courses: S66 °06'42 "W, 28.75 feet;
24 S20 013'01 "W, 44.72 feet; S31 °24'49 "W, 218.10 feet; thence N58 °35'01 "W along the
25 north right -of -way line of Stagecoach Village Drive 159.88 feet; thence northwesterly
26 along the are of a 100.00 -foot radius curve to the right having a chord bearing and
27 distance of N47 °06'02 "W, 51.14 feet; thence northwesterly along the are of a 185.68 -foot
28 radius curve to the left having a chord bearing and distance of N44 °34'28 "W, 82.99 feet;
29 thence northwesterly along the arc of a 50.0 -foot radius curve to the right having a chord
30 bearing and distance of N41 053'08 "W, 26.89 feet; thence northwesterly along the arc of a
31 55.0 foot radius curve to the left having a chord bearing and distance of N78 °36'42 "W,
32 87.07 feet; thence southwesterly along the arc of a 25.0 -foot radius curve to the right
33 having a chord bearing and distance of S76 °25'44 "W, 18.15 feet; thence leaving said

1 northerly right -of -way N04 °21'37'E, 130.03 feet; thence N31 °57'11 "E, 272.77 feet to
2 the point of beginning containing 3.23 acres more or less.
3 Section 2. That the approval of Stagecoach Village Revised Short-Form POD (Z- 6178 -J), located on
4 the Northwest corner of Stagecoach Village Drive and Stagecoach Road is subject to compliance with the
5 following additional conditions:
6 That the preliminary site development plan /plat be approved as submitted, including
7 all staff comments and conditions as outlined in the Planning Commission Agenda Staff
8 Report in paragraphs D, E, F and including any conditions indicated in the staff analysis
9 in paragraph H and subject to additional conditions imposed at the Planning Commission
10 Public Hearing as amended by the applicant.
11 The rear of the buildings located along Stagecoach Village Drive shall be constructed
12 with materials other than metal siding. The mechanical equipment shall be adequately
13 screened to not allow the equipment to be viewed from the street. There shall also be
14 plantings placed in the rear of the buildings located along Stagecoach Village Drive to
15 soften the facade of the building.
16 Section 3. That the preliminary site development plan /plat be approved as recommended by the
17 Little Rock Planning Commission.
18 Section 4. That the change in zoning classification contemplated for Stagecoach Village Revised
19 Short-Form POD (Z- 6178 -J), located on the Northwest corner of Stagecoach Village Drive and
20 Stagecoach Road is conditioned upon obtaining a final plan approval within the time specified by Chapter
21 36, Article VII, Section 36 -454 (e) of the Code of Ordinances.
22 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
23 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
24 necessary to affect and designate the change provided for in Section 1 hereof.
25 Section 6. That this Ordinance shall not take effect and be in full force until the final approval of the
26 plan.
27 Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
28 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
29 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
30 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
31 ordinance.
32 Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
33 with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
