6 (Z- 8472 -A), LOCATED NORTH OF 12TH STREET, WEST OF FAIR PARK
7 BOULEVARD AND SOUTH OF 10TH STREET, LITTLE ROCK,
8 ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY
9 OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES.

NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
OF LITTLE ROCK, ARKANSAS:
Section 1. That the zoning classification of the following described property be changed from R -2,
Single - Family, C -3, General Commercial District, I -2, Light Industrial District, PD-0 to PCD:
Tract 1 — A part of the Southwest '/4 of Section 6, T -1 -N, R -12 -W, Pulaski County,
Arkansas, being more particularly described as commencing at the Northeast corner of
the Southeast '/4 of the Southwest '/4 of the Southwest '/4 of Section 6; thence
S05 028'35 "W, a distance of 54.59 feet to the point of beginning; thence continue
S05 028'35 "W a distance of 302.54 feet; thence S83 033'11 "E a distance of 16.60 feet;

31 lying between said Lots and the east half of the former street lying west of and adjoining
32 said Block 2, designated on the Plat of Peay and Worthern Addition as Peay Street and
33 later known as 'Fillmore Street said alley and street having been vacated and abandoned
34 as such containing 1.85 acres more or less.

I Section 2. That the approval of St. Mark Baptist Church Long -Form PCD (Z- 8472 -A), located North
2 of 12th Street, West of Fair Park Boulevard and South of 10th Street is subject to compliance with the
3 following additional conditions:
4 That the preliminary site development plan/plat be approved as submitted, including all
5 staff comments and conditions as outlined in the Planning Commission Agenda Staff
6 Report in paragraphs D, E, F and including any conditions indicated in the staff analysis
7 in paragraph H and subject to additional conditions imposed at the Planning Commission
8 Public Hearing as amended by the applicant.
9 Section 3. That the preliminary site development plan/plat be approved as recommended by the
10 Little Rock Planning Commission. P
11 Section 4. That the change in zoning classification contemplated for St. Mark Baptist Church Long -
12 Form PCD (Z- 8472 -A), located North of 12th Street, West of Fair Park Boulevard and South of 10`x' Street
13 is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII,
14 Section 36 -454 (e) of the Code of Ordinances.
15 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
16 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
17 necessary to affect and designate the change provided for in Section 1 hereof.
18 Section 6. That this Ordinance shall not take effect and be in full force until the final approval of the
19 plan.
20 Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
21 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
22 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
23 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
24 ordinance.
25 Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
26 with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
