ORDINANCE NO. 20,261 Fees $20.00
AN ORDINANCE TO APPROVE A PLANNED ZONING DEVELOPMENT AND
ESTABLISH A PLANNED RESIDENTIAL DISTRICT TITLED THE
ORCHARDS AT MABELVALE SHORT -FORM PD -R (Z- 8519), LOCATED AT
9501 MABELVALE PIKE, LITTLE ROCK, ARKANSAS, AMENDING THE
OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK, ARKANSAS;
AND FOR OTHER PURPOSES.
10 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
11 OF LITTLE ROCK, ARKANSAS:
12 Section 1. That the zoning classification of the following described property be changed from C -3,
13 General Commercial District to PD -R:

Lands lying in the Southwest 1/4 and the Southeast 1/4 of the Northeast 1/4 of Section 3,
Township 1 South, Range 13, West, Pulaski County, Arkansas more particularly
described as follows: Commencing at a found 1" pipe at the Southeast corner of the SW
1/4, NE 1/4 of said Section 3; thence N90 °00'00 "E 324.60 feet; thence N00 °00'00 "E 421.72
feet to the point of beginning; thence N89 °45'50 "W 204.01 feet; thence along a 21.2209
degree curve to the right 71.58 feet to a point having a chord bearing and distance of
N82 010'09 "W 71.37 feet; thence N74 °34'28 "W 45.31 feet; thence N00 °48'05 "E 353.40
feet; thence S89 °45'51" E 315.0 feet; thence S00 014'10 "W 374.69 feet to the point of
beginning containing 2.705 acres more or less.
Section 2. That the approval of The Orchards at Mabelvale Short-Form PD -R (Z- 8519), located at
9501 Mabelvale Pike is subject to compliance with the following additional conditions:
That the preliminary site development plan /plat be approved as submitted, including all
staff comments and conditions as outlined in the Planning Commission Agenda Staff
Report in paragraphs D, E, F and including any conditions indicated in the staff analysis
in paragraph H and subject to additional conditions imposed at the Planning Commission
Public Hearing as amended by the applicant.
Section 3. That the preliminary site development plan /plat be approved as recommended by the
Little Rock Planning Commission.
Section 4. That the change in zoning classification contemplated for The Orchards at Ma�1tt�p��1P11r,,,
Short-Form PD -R (Z- 8519), located at 9501 Mabelvale Pike is conditioned upon obtaining wilfii .

approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of
Ordinances.
Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
necessary to affect and designate the change provided for in Section 1 hereof.
Section 6. That this Ordinance shall not take effect and be in full force until the final approval of the
plan.
Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
ordinance.
Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
