3 AN ORDINANCE TO APPROVE A PLANNED ZONING DEVELOPMENT AND
4 ESTABLISH A PLANNED COMMERCIAL DISTRICT TITLED PLEASANT
5 RIDGE TOWNE CENTER REVISED LONG -FORM PCD (Z- 4411 -1), LOCATED
6 AT 11525 CANTRELL ROAD, LITTLE ROCK, ARKANSAS, AMENDING THE
7 OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK, ARKANSAS;
8 AND FOR OTHER PURPOSES.

10 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE
11 CITY OF LITTLE ROCK, ARKANSAS:
12 Section 1. That the zoning classification of the following described property be changed from PCD
13 to Revised PCD:
14 Lot 3 Pleasant Ridge Towne Center Addition, City of Little Rock, Pulaski County,
15 Arkansas.
16 Section 2. That the approval of Pleasant Ridge Towne Center Revised Long -Form PCD (Z-441 1-1),
17 located at 11525 Cantrell Road is subject to compliance with the following additional conditions:
18 That the preliminary site development plan/plat be approved as submitted,
19 including all staff comments and conditions as outlined in the Planning
20 Commission Agenda Staff Report in paragraphs D, E, F and including any
21 conditions indicated in the staff analysis in paragraph H and subject to additional
22 conditions imposed at the Planning Commission Public Hearing as amended by
23 the applicant.
24 Section 3. That the preliminary site development plan /plat be approved as recommended by the
25 Little Rock Planning Commission.
26 Section 4. That the change in zoning classification contemplated for Pleasant Ridge Towne Center
27 Revised Long -Form PCD (Z- 4411 -1), located at 11525 Cantrell Road is conditioned upon obtaining a
28 final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of
29 Ordinances
30 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
31 Rock, Arkansas, and designated district map be and is hereby amended to the extent anq,jrvtheiregects

32 necessary to affect and designate the change provided for in Section 1 hereof.

Section 6. That this Ordinance shall not take effect and be in full force until the final approval of the
plan.
Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
ordinance.
Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
