3 AN ORDINANCE TO APPROVE A PLANNED ZONING DEVELOPMENT AND
4 ESTABLISH A PLANNED OFFICE DISTRICT TITLED LOT 12, BLOCK 26,
5 CUNNINGHAM ADDITION SHORT -FORM POD (Z- 8518), LOCATED ON THE
6 SOUTHEAST CORNER OF 11TH STREET AND VAN BUREN STREET, LITTLE
7 ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE
8 CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES.

10 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
11 OF LITTLE ROCK, ARKANSAS:
12 Section 1. That the zoning classification of the following described property be changed from R -3,
13 Single - Family to POD:
14 Lot 12 Block 26 Cunningham Addition to the City of Little Rock, Pulaski County,
15 Arkansas.
16 Section 2. That the approval of Lot 12, Block 26, Cunningham Addition Short-Form POD (Z- 8518),
17 located on the Southeast corner of 11`h Street and Van Buren Street is subject to compliance with the
18 following additional conditions:
19 That the preliminary site development plan/plat be approved as submitted,
20 including all staff comments and conditions as outlined in the Planning
21 Commission Agenda Staff Report in paragraphs D, E, F and including any
22 conditions indicated in the staff analysis in paragraph H and subject to
23 additional conditions imposed at the Planning Commission Public Hearing
24 as amended by the applicant.
25 Section 3. That the preliminary site development plan/plat be approved as recommended by the
26 Little Rock Planning Commission.
27 Section 4. That the change in zoning classification contemplated for Lot 12, Block 26, Cunningham
28 Addition Short-Form POD (Z- 8518), located on the Southeast corner of I Ith Street and Van Buren Street
29 is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII,
30 Section 36 -454 (e) of the Code of Ordinances.
31 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
32 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in thyjaspgcts
33 necessary to affect and designate the change provided for in Section 1 hereof. `,`off C%

Section 6. That this Ordinance shall not take effect and be in full force until the final approval of the
plan.
Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
ordinance.
Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
