AN ORDINANCE TO APPROVE A PLANNED ZONING DEVELOPMENT AND
ESTABLISH A PLANNED INDUSTRIAL DISTRICT TITLED THE CITY
CHURCH SHORT -FORM PID (Z- 8511), LOCATED AT 2201 BROOKWOOD
DRIVE, LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING
MAP OF THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER
PURPOSES.
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
OF LITTLE ROCK, ARKANSAS:
Section 1. That the zoning classification of the following described property be changed from I -2,
Light Industrial District to PID:
Part of the SE %, Section 29 and the NE 1/4, Section 32, T -2 -N, R -12 -W, City of Little
Rock, Pulaski County, Arkansas being more particular as: Beginning at the
southwest corner Tract N -2A Riverdale Addition to the City of Little Rock,
Arkansas; thence N74 °46'50 "E along the south line of said Tract N -2A, 384.7 feet to
the southeast corner thereof, said point lying on the west right of way line of
Brookwood Drive; thence southwesterly along said west right of way line, being the
arc of a 954.93 foot radius curve to the right, having a chord bearing and distance
of S24 °31'E, 5.84 feet; thence S19 °46'E and continuing along said west right of way
line 558.97 feet to the northeast corner of Tract N -1, said Riverdale Addition; thence
S74 °49'50 "W along the north line of said Tract N -1, and continuing along the north
line of said Riverdale Addition 429.40 feet to the northwest corner of said Tract N-
1A said point lying on the east right of way line of the Chicago Rock Island and
Pacific Railway; thence N15 °16'30 "W along said east right of way line 562.54 feet to
the point of beginning, containing 229,209 square feet or 5.26 acres more or less.
Section 2. That the approval of The City Church Short-form PID (Z- 8511), located at 2201
Brookwood Drive is subject to compliance with the following additional conditions:
That the preliminary site development plan /plat be approved as submitted,
including all staff' comments and conditions as outlined in the Planning Commission
Agenda Staff Report in paragraphs D, E, F and including any conditions indic'%M1.11
in the staff analysis in paragraph H and subject to additional conditions
the Planning Commission Public Hearing as amended by the applicant.

Section 3. That the preliminary site development plan/plat be approved as recommended by the
Little Rock Planning Commission.
Section 4. That the change in zoning classification contemplated for The City Church Short-form
PID (Z- 8511), located at 2201 Brookwood Drive is conditioned upon obtaining a final plan approval
within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances.
Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
necessary to affect and designate the change provided for in Section 1 hereof.
Section 6. That this Ordinance shall not take effect and be in full force until the final approval of the
plan.
Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
ordinance.
Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
