3 AN ORDINANCE TO APPROVE A PLANNED ZONING
4 DEVELOPMENT AND ESTABLISH A PLANNED COMMERCIAL
5 DISTRICT TITLED CREEKWOOD PLAZA REVISED SHORT-
6 FORM PCD (Z- 7025 -C), LOCATED ON THE NORTHEAST
7 CORNER OF KANIS AND BOWMAN ROADS, LITTLE ROCK,
8 ARKANSAS, AMENDING ORDINANCE NO. 19,225 AND THE
9 OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK,
10 ARKANSAS; AND FOR OTHER PURPOSES.

12 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS
13 OF THE CITY OF LITTLE ROCK, ARKANSAS:
14 Section 1. That Ordinance No. 19,225 adopted by the Little Rock Board of Directors
15 on January 4, 2005, be amended to provide for a modification of the Planned Zoning
16 Development described as Creekwood Plaza Revised Short -form PCD (Z- 7025 -C),
17 located on the Northeast Corner of Kanis and Bowman Roads.
18 Section 2. That the zoning classification of the following described property be
19 changed from PCD to Revised PCD:
20 Tracts 7 and 8 Montclair Subdivision, City of Little Rock, Pulaski
21 County, Arkansas.
22 Section 3. That the approval of Creekwood Plaza Revised Short -form PCD (Z -7025-
23 C), located on the Northeast Corner of Kanis and Bowman Roads is subject to
24 compliance with the following additional conditions:
25 That the preliminary site development plan /plat be approved as
26 submitted, including all staff comments and conditions as outlined in

the Planning Commission Agenda Staff Report in paragraphs D, E, F
and including any conditions indicated in the staff analysis in
paragraph H and subject to additional conditions imposed at tjxo
PlanninL, Commission Public HearinL- as amended by the annlicau�:11�/

I Section 4. That the preliminary site development plan/plat be approved as
2 recommended by the Little Rock Planning Commission.
3 Section 5. That the change in zoning classification contemplated for Creekwood
4 Plaza Revised Short -form PCD (Z- 7025 -C), located on the Northeast Corner of Kanis
5 and Bowman Roads is conditioned upon obtaining a final plan approval within the time
6 specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances.
7 Section 6. That the map referred to in Chapter 36 of the Code of Ordinances of the
8 City of Little Rock, Arkansas, and designated district map be and is hereby amended to
9 the extent and in the respects necessary to affect and designate the change provided for in
10 Section 2 hereof.
11 Section 7. That this Ordinance shall not take effect and be in full force until the final
12 approval of the plan.
13 Section 8. Severability. In the event any title, section, paragraph, item, sentence,
14 clause, phrase, or word of this ordinance is declared or adjudged to be invalid or
15 unconstitutional, such declaration or adjudication shall not affect the remaining portions
16 of the ordinance which shall remain in full force and effect as if the portion so declared or
17 adjudged invalid or unconstitutional was not originally a part of the ordinance.
18 SECTION 9. Repealer. All laws, ordinances, resolutions, or parts of the same
19 that are inconsistent with the provisions of this ordinance are hereby repealed to the
20 extent of such inconsistency.
