AN ORDINANCE TO APPROVE A PLANNED ZONING
DEVELOPMENT AND ESTABLISH A PLANNED COMMERCIAL
DISTRICT TITLED KAVANAUGH PLACE REVISED SHORT -
FORM PCD (Z- 4473 -D), LOCATED AT 2701 KAVANAUGH
BOULEVARD, LITTLE ROCK, ARKANSAS, AMENDING
ORDINANCE NO. 16,038 AND THE OFFICIAL ZONING MAP OF
THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER
PURPOSES.
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS
OF THE CITY OF LITTLE ROCK, ARKANSAS;
Section 1. That Ordinance No. 16,038 adopted by the Little Rock Board of Directors
on April 16, 1991, be amended to provide for a modification of the Planned Zoning
Development described as Kavanaugh Place Revised Short -form PCD (Z- 4473 -D),
located at 2701 Kavanaugh Boulevard.
Section 2. That the zoning classification of the following described property be
changed from PCD to Revised PCD:
Lot 1 Kavanaugh Place 42, an Addition to the City of Little Rock,
Pulaski County, Arkansas, being a Replat of Lots 1, 2 and 3 Block
21 Pulaski Heights Addition to the City of Little Rock, Pulaski
County, Arkansas.
Section 3. That the approval of Kavanaugh Place Revised Short-form PCD (Z-4473-
D), located at 2701 Kavanaugh Boulevard is subject to compliance with the following
additional conditions:

I and including any conditions indicated in the staff analysis in
2 paragraph H and subject to additional conditions imposed at the
3 Planning Commission Public Hearing as amended by the applicant.
4 Section 4. That the preliminary site development plan/plat be approved as
5 recommended by the Little Rock Planning Commission.
6 Section 5. That the change in zoning classification contemplated for Kavanaugh
7 Place Revised Short -form PCD (Z- 4473 -D), located at 2701 Kavanaugh Boulevard is
8 conditioned upon obtaining a final plan approval within the time specified by Chapter 36,
9 Article VII, Section 36 -454 (e) of the Code of Ordinances.
10 Section 6. That the map referred to in Chapter 36 of the Code of Ordinances of the
11 City of Little Rock, Arkansas, and designated district map be and is hereby amended to
12 the extent and in the respects necessary to affect and designate the change provided for in
13 Section 2 hereof.
14 Section 7. That this Ordinance shall not take effect and be in full force until the final
15 approval of the plan.
16 Section 8. Severability. In the event any title, section, paragraph, item, sentence,
17 clause, phrase, or word of this ordinance is declared or adjudged to be invalid or
18 unconstitutional, such declaration or adjudication shall not affect the remaining portions
19 of the ordinance which shall remain in full force and effect as if the portion so declared or
20 adjudged invalid or unconstitutional was not originally a part of the ordinance.
21 Section 9. Repealer. All laws, ordinances, resolutions, or parts of the same that are
22 inconsistent with the provisions of this ordinance are hereby repealed to the extent of
23 such inconsistency.
