That the zoning classification of the following described property be changed 14 from POD to PD -C: 15 Lot 2 Tract A, The Ranch Subdivision, City of Little Rock, Pulaski County, 16 Arkansas as recorded in Plat Book G, Page 328 in Pulaski County Circuit Clerks 17 Office. 18 Section 2. That the approval of USA Drug — the Ranch — Short -form PD -C, located on the 19 Northeast corner of Cantrell Road and Ranch Drive (Z- 7119 -A) is subject to compliance with the 20 following additional conditions: 21 That the preliminary site development plan/plat be approved as submitted, 22 including all staff comments and conditions as outlined in the Planning 23 Commission Agenda Staff Report in paragraphs D, E, F and including any 24 conditions indicated in the staff analysis in paragraph H and subject to additional 25 conditions imposed at the Planning Commission Public Hearing as amended by 26 the applicant. 27 Section 3. That the preliminary site development plan/plat be approved as recommended by 28 the Little Rock Planning Commission. 29 Section 4. That the change in zoning classification contemplated for USA Drug — the Ranch 30 — Short-form PD -C, located on the Northeast corner of Cantrell Road and Ranch Drive (Z -7119- [Page 1 of 21 I 2 3 4 5 6 7 8 9 10 11 12 13 14 15 16 17 18 19 20 21 22 23 24 25 26 27 28 29 30 31 A) is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. Section 6. That this Ordinance shall not take effect and be in full force until the final approval of the plan. Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the ordinance. Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
