4 ESTABLISH A PLANNED RESIDENTIAL DISTRICT TITLE�?ST
5 VALLEY SHORT -FORM PD -R, LOCATED SOUTH OF FOREST 'VA

7 AMEND THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE 1OCK,
8 AND FOR OTHER PURPOSES. r:
10 NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF
11 THE CITY OF LITTLE ROCK, ARKANSAS:
12 Section 1. That the zoning classification of the following described property be changed from R -2 to
13 PD -R:
14 THE E1 /2, NW1 /4, SE1 /4, NW1 /4 OF SECTION 24, T -2 -N, R -14 -W, PULASKI
15 COUNTY, ARKANSAS CONTAINING APPROXIMATELY 4.8 ACRES MORE OR
16 LESS.
17 Section 2. That the approval of Forest Valley Short-form PD -R, located South of Forest Lane and
18 East of South Katillus Road (Z -8488) is subject to compliance with the following additional conditions:

20 That the preliminary site development plan/plat be approved as submitted, including all
21 staff comments and conditions as outlined in the Planning Commission Agenda Staff
22 Report in paragraphs D, E, F and including any conditions indicated in the staff analysis
23 in paragraph H and subject to additional conditions imposed at the Planning Commission
24 Public Hearing as amended by the applicant.

26 Section 3. That the preliminary site development plan/plat be approved as recommended by the
27 Little Rock Planning Commission.
28 Section 4. That the change in zoning classification contemplated for Forest Valley Short-form PD-
29 R, located South of Forest Lane and East of South Katillus Road (Z -8488) is conditioned upon obtaining
30 a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code
31 of Ordinances.
32 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
33 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
34 necessary to affect and designate the change provided for in Section 1 hereof.

Section 6. That this Ordinance shall not take effect and be in full force until the final approval of the
plan.
Section 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
ordinance.
Section 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent
with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
