CE TO APPROVE A PLANNED ZONING DEVELOPMENT AND

ESTABLISHING A PLANNED RESIDENTIAL DISTRICT TITLED PARKLAND
HEIGHTS REVISED LONG -FORM PD -R (Z- 4343 -V), LOCATED AT THE NORTH END
OF CHENONCEAU BOULEVARD, LITTLE ROCK, ARKANSAS, TO AMEND THE
OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK; AND FOR OTHER
PURPOSES.
NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
OF LITTLE ROCK, ARKANSAS:
Section 1. That the zoning classification of the following described property be changed from PR -R
to Revised PD -R:
14 Part of the NE '/4 of Section 14, T -2 -N, R -14 -W, Little Rock, Pulaski County, Arkansas
15 more particularly described as follows: Beginning at the northwest corner of Tract G -R,
16 the Ranch, an addition to the City of Little Rock, Arkansas; Thence NO2 °58'18 "E along
17 the west line of the E1 /2, said Section 14, 339.81 feet to the southwest corner of the
18 N3/4 NW 1/4 NE I/4, said Section 14; thence S87 °35'41 "E along the south line of said
19 N3/4 NW 1/4 NE I/4 and the south line of the N3/4 W 1/4 NE I/4 NE I/4, said Section 14,
20 1656.52 feet; thence S03 °37'03 "E, 186.11 feet; thence S19 °46'32 "E, 361.78 feet to a
21 point on the north line of Tract S, said the Ranch; thence southwesterly along the north
22 line of said Tract S the following: (1) S60 059'42 "W, 222.33 feet; (2) S67 °55'31 "W,
23 216.27 feet (3) S49 1137125 "W, 122.49 feet and (4) S76 °22'09 "W, 93.53 feet to the
24 western most corner of said Tract S; thence N35 015'15 "W, 201.20 feet; thence
25 N11 039'52 "W 154.44 feet to a point on the east right -of -way line of Chenonceau
26 Boulevard; thence northwesterly along said east right -of -way line being the are of a
27 542.96 foot radius curve to the right, a chord bearing and distance of N50 °55' 15 "E,
28 43.31 feet; thence N36 °35' 14 "W, 60.00 feet to the northeast corner of said Tract G -R,
29 the Ranch; thence N31 °09' 12 "W along the north line of Tract G -R, the Ranch 131.40
30 feet; thence N87 032'42 "W continuing along said north line, 1011.20 feet to the point of
31 beginning, containing 18.9486 acres more or less.
32 Section 2. That the approval of Parkland Heights Revised Long -form PD -R (Z- 4343 -V), located at
33 the North end of Chenonceau Boulevard. is subject to compliance with the following additional
34 conditions:

I That the preliminary site development plan /plat be approved as submitted, including
2 all staff comments and conditions as outlined in the Planning Commission Agenda
3 Staff Report in paragraphs D, E, F and including any conditions indicated in the staff
4 analysis in paragraph H and subject to additional conditions imposed at the Planning
5 Commission Public Hearing as amended by the applicant.
6 Section 3. That the preliminary site development plan/plat be approved as recommended by the
7 Little Rock Planning Commission.
8 Section 4. That the change in zoning classification contemplated for Parkland Heights Revised
9 Long -form PD -R (Z- 4343 -V), located at the North end of Chenonceau Boulevard. is conditioned upon
10 obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of
11 the Code of Ordinances.
12 Section 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little
13 Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects
14 necessary to affect and designate the change provided for in Section 1 hereof.
15 Section 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or
16 word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or
17 adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and
18 effect as if the portion so declared or adjudged invalid or unconstitutional were not originally a part of the
19 ordinance.
20 Section 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent

with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
Section 8. That this Ordinance shall not take effect and be in full force until the final approval of the
plan.
