HomeMy WebLinkAbout20036ORDINANCE NO. 20,036 AN ORDINANCE RECLASSIFYING PROPERTY LOCATED IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zone classification of the following property be and is hereby changed as indicated: Z-8301 -A — Described as part of the West 1/2 of Section 14, T -2 -N, R -14- W, Pulaski County, Arkansas, more particularly described as follows: Commencing at the Northwest corner of the NW 1 /4, said Section 14; thence S87 °31'00" East along the North line of said NW 1/4, 759.07 feet to the Point of Beginning; thence S87°31'00" East continuing along said North line, 1,910.43 feet; thence S03 °01'28" West, 1,120.33 feet to a point on the centerline of a future street; thence Westerly along said future street centerline the following; (1) N86'50'1 8" West, 257.32 feet; (2) Westerly along the arc of a 450.00 -foot radius curve to the left, a chord bearing and distance of S87 °43'26" West, 85.29 feet; (3) S82 °17'09" West, 333.69 feet; (4) Westerly along the arc of a 450.00 -foot radius curve to the right, a chord bearing and distance of S87 °43'30" West, 85.31 feet; (5) N86'50'10" West, 118.00 feet and (6) Westerly along the arc of a 275.00 -foot radius curve to the left, a chord bearing and distance of S7 '11'19" West, 205.81 feet; thence N40 043170" West, 65.13 feet; thence Northerly along the arc of a 150.00 -foot radius curve to the right, a chord bearing and distance of N05 °3959" East, 217.20 feet; thence N47 °45'36" West, 103.45 feet; thence Northwesterly along the arc of a 286.48 foot radius curve to the left, a chord bearing and distance of N57 °32'21" West, 97.32 feet; thence N22 °40'54" East, 300.46 feet; thence N77 °21'30" West, 543.44 feet; thence N34 °31'44" West, 338.06 feet; thence NO1 °40'35" East, 236.92 feet to the Point of Beginning, containing 39.9329 acres, more or less: From "R -2" Single Family District to "MF -12" Multifamily District (west side of Patrick Country Road, approximately 0.44 mile north of Cantrell Road). SECTION 2. That the zoning of the above described property is subject to the following condition which was proposed by the applicant for the property described in Section 1 of this ordinance and which shall be covenants running with the land to bind subsequent grantees of the property: • The west 100 feet of the property shall be maintained as an undisturbed buffer area. SECTION 3. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Sections 1 and 2 hereof. SECTION 4. That the Ordinance shall take effect and be in full force 30 days after the date of its passage and approval. SECTION 5. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 6. Repealer. All laws, ordinances, resolutions, or parts of the same, that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
