AN ORDINANCE AMENDING CHAPTER 30 OF
THE CODE OF ORDINANCES OF THE CITY OF
LITTLE ROCK, ARKANSAS, PROVIDING FOR A
REDUCTION OF CERTAIN MASTER STREET
PLAN REQUIREMENTS FOR THE NORTHEAST
CORNER OF NAPA VALLEY DR. AND
RAINWOOD DR.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS:
SECTION 1. That Chapter 30 of the Code of Ordinances be amended to provide for a
reduction of certain requirements within the Master Street Plan for the east side of Napa
Valley Dr. at Rainwood Dr. for Dickson Flake, agent for Mountainaire Corp., for
redevelopment of Fellowship Baptist Church parking lot and existing office building,
located on the northeast corner Napa Valley Dr. and Rainwood Dr.
Subsection a. Chapter 30 Article VI requiring developers to dedicate right of way
to the requirements of the Master Street Plan will be reduced on the east side of
Napa Valley Dr. Napa Valley Dr. is classified on the Master Street Plan as a
minor arterial street with a requirement of forty -five (45) feet dedication from
centerline. The specific variance is for reduction of right of way dedication of a
maximum of 5 feet for approximately 740 linear feet on Napa Valley Dr. for the
frontage of the property, which is part of the redevelopment of Fellowship Baptist
Church parking lot and existing office building located on the northeast corner of
Napa Valley Dr. and Rainwood Dr. At specific locations across the Fellowship
Baptist Church frontage on Napa Valley Dr. the reduction of right -of -way
dedication will be less than 5 feet.
Subsection b. At the intersection of Napa Valley Dr. and Rainwood Dr., a 20 foot
radial right of way dedication will be required prior to issuance of the certificate
of occupancy.
SECTION 2. Severability. In the event any title, section, paragraph, item, sentence,
clause, phrase, or word of this ordinance is declared or adjudged to be invalid or
unconstitutional, such declaration or adjudication shall not affect the remaining portions
of this ordinance, which shall remain in full force and effect as if the portion so declared
or adjudged invalid or unconstitutional was not originally a part of this ordinance.
SECTION 3. Repealer. All ordinances or resolutions of the City in conflict herewith
are hereby repealed to the extent of such conflict.
SECTION 4. This ORDINANCE shall take effect thirty (30) days from and after its
passage.
