ORDINANCE NO. 19,976
AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
COMMERCIAL DISTRICT TITLED GLENN RIDGE CROSSINGS
LOT 6 LONG -FORM PCD (Z- 3371 -T), LOCATED NEAR THE
INTERSECTION OF COLONEL GLENN PLAZA DRIVE AND
BOWMAN PLAZA DRIVE, LITTLE ROCK, ARKANSAS,
AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF
LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE
CITY OF LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property
be changed from C -3 to PCD:
Lands lying in the Southeast Quarter of the Northwest Quarter of Section
21 and the Northeast Quarter of the Southwest Quarter of Section 21,
Township 1 North, Range 13 West, Little Rock, Pulaski County, Arkansas
more particularly described as follows: Commencing at the center of
Section 21; thence South 00 degrees 00 minutes 00 seconds West for
84.28 feet; thence South 90 degrees 00 minutes 00 seconds West for
273.84 feet to the point of beginning which is also a point on the right -of-
way line of Bowman Plaza Drive; thence South 25 degrees 38 minutes 26
seconds East for 148.40 feet; thence along a 10.0559 degree curve to the
right for 213.33 feet having a chord bearing and distance of South 15
degrees 04 minutes 35 seconds East and 212.09 feet; thence South 02
degrees 26 minutes 50 seconds West for 26.42 feet; thence North 87
degrees 33 minutes 10 seconds West for 200.00 feet; thence South 02
degrees 26 minutes 50 seconds West for 79.46 feet; thence North 87
degrees 33 minutes 10 seconds West for 149.75 feet; thence South 02
degrees 26 minutes 50 seconds West for 278.01 feet; thence North 87
degrees 48 minutes 42 seconds West for 149.97 feet; thence along a
33.7034 degree curve to the right for 270.55 feet having a chord bearing

Bowman Plaza Drive; thence along said right -of -way line the following:
thence along a 9.5493 degree curve to the left for 47.84 feet having a
chord bearing and distance of South 63 degrees 34 minutes 10 seconds
East and 47.83 feet; thence South 65 degrees 51 minutes 11 seconds East
for 234.01 feet; thence along a 22.6914 degree curve to the right for
158.00 feet having a chord bearing and distance of South 47 degrees 55
minutes 39 seconds East and 155.44 feet; thence South 30 degrees 00
minutes 06 seconds East for 112.53 feet to the point of beginning
containing 10.300 acres more or less.
SECTION 2. That the approval of Glenn Ridge Crossings Lot 6 Long -form PCD
(Z- 3371 -T), located near the intersection of Colonel Glenn Plaza Drive and Bowman
Plaza Drive is subject to compliance with the following additional conditions:
• That the preliminary site development plan/plat be approved as
submitted, including all staff comments and conditions as outlined in
the Planning Commission Agenda Staff Report in paragraphs D, E, F
and including any conditions indicated in the staff analysis in
paragraph H and subject to additional conditions imposed at the
Planning Commission Public Hearing as amended by the applicant.
SECTION 3. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 4. That the change in zoning classification contemplated for Glenn
Ridge Crossings Lot 6 Long -form PCD (Z- 3371 -T), located near the intersection of
Colonel Glenn Plaza Drive and Bowman Plaza Drive is conditioned upon obtaining a
final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454
(e) of the Code of Ordinances.
SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 6. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 7. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.

SECTION 8. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
