ORDINANCE NO. 19,967
AN ORDINANCE RECLASSIFYING PROPERTY
LOCATED IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING THE OFFICIAL ZONING MAP
OF THE CITY OF LITTLE ROCK, ARKANSAS; AND
FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE
ROCK,ARKANSAS.
SECTION 1. That the zone classification of the following property be and is hereby
changed as indicated:
Z -8320 — Described as part of the North '/2 NW '/4 NW '/4 NW '/4, Section
12, T -1 -S, R -13 -W, Pulaski County, Arkansas, being more particularly
described as follows:
Commencing at the NE corner said North' /2 NW '/4 NW '/4 NW '/4; thence
SO1 °32'55" West for 30.00 feet to a %2 "rebar on the South right -of -way
line of Mabelvale Cut -Off Road (R/W varies) and the Point of Beginning;
thence SO1 °32'55" West for 299.94 feet to a 5/8" rebar; thence
N88 °10'22" West for 648.27 feet to a 5/8" rebar on the East right -of -way
line of Chicot Road (60' R/W); thence NO °51'38" East along said East
right -of -way line for 260.42 feet to a 5/8" iron pipe on the South right -of-
way line said Mabelvale Cut -Off Road; thence continue along said South
right -of -way line the following courses; N61 °02'57" East for 38.56 feet to
a 5/8" iron pipe; S88 °21'42" East for 140.66 feet to a 5/8" iron pipe;
N89 °46'36" East for 225.33 feet to a 5/8" iron pipe; N75 °28'44" East for
37.51 feet to a 5/8" iron pipe; S88 °21'42" East for 211.70 feet to the Point
of Beginning and containing 186,732 square feet or 4.29 acres, more or
less: From "R -2" Single Family District to "C -3" General Commercial
District. (Southeast corner of Mabelvale Cut -Off and Chicot Road)
SECTION 2. That the zoning of the above described property is subject to the
following conditions which were proposed by the applicant for the property described in
Section 1 of this ordinance and which shall be covenants running with the land to bind
subsequent grantees of the property:
The following uses are eliminated as permitted uses within the C -3 zoning for the
above described property:

SECTION 3. That the map referred to in Chapter 36 of the Code of Ordinances of
the City of Little Rock and designated district map be and is hereby amended to the extent
and in the respects necessary to affect and designate the change provided for in Sections 1
and 2 hereof.
SECTION 4. That the Ordinance shall take effect and be in full force 30 days after
the date of its passage and approval.
SECTION 5. Severability. In the event any title, section, paragraph, item, sentence,
clause, phrase, or word of this ordinance is declared or adjudged to be invalid or
unconstitutional, such declaration or adjudication shall not affect the remaining portions of the
ordinance which shall remain in full force and effect as if the portion so declared or adjudged
invalid or unconstitutional was not originally a part of the ordinance.
SECTION 6. Repealer. All laws, ordinances, resolutions, or parts of the same, that
are inconsistent with the provisions of this ordinance are hereby repealed to the extent of
such inconsistency.
