AN ORDINANCE APPROVING A PLANNED
ZONING DEVELOPMENT AND ESTABLISHING A
PLANNED INDUSTRIAL DISTRICT TITLED
PURVIS INDUSTRIES LONG -FORM PID (Z-8100-
A), LOCATED ON THE SOUTHEAST CORNER OF
I -30 AND SOUTH UNIVERSITY AVENUE, LITTLE
ROCK, ARKANSAS, AMENDING THE OFFICIAL
ZONING MAP OF THE CITY OF LITTLE ROCK;
AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
OF LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property
be changed from R -2 to PID:
Tract l: Part of the SW '/4 NE '/4 Section 36, T -1 -N, R -13 -W, Pulaski
County, Arkansas lying South of Interstate 30 and North of Cloverdale
Drain more particularly described as: Commencing at the Southwest
corner of said SW '/4 NE '/4 thence N00 °29' W along the west line of said
SW '/4 NE '/4 43.42 feet to the northwest corner of a tract conveyed to the
City of Little Rock by Instrument 93 -54235 for the Point of Beginning;
thence continue N00029'W along said west line 394.98 feet to the south
right of way of Interstate 30: thence N70019'E along said right of way
150.03 feet to a found right of way marker at the point of curvature of a
1450.4 foot radius curve to the right; thence along said curve on a chord
bearing of N76047'E with a chord length of 346.03 feet to a found '/2
inch rebar; thence S00 °30'E 595.15 feet to a concrete monument
marking the northeast corner of a tract conveyed tot eh City of Little
Rock by Instrument 93- 54325; thence N89 °43' W along the north line of
said tract 666.27 feet to the point of beginning. Containing 7.82 acres
more or less. Subject to an easement for a CATV along the Interstate 30
right of way and an easement for a gravel drive and a sanitary sewer
along the south line. AND Tract 2: Part of the SE '/4 NW '/4 Section 36,
T -1 -N, R -13 -W, Pulaski County, Arkansas lying south of Interstate 30
and East of the railroad more particularly described as: commencing at
the southeast corner if said SE 1/4 NW '/4 thence N0029' W along the east
line of SE '/4 NW '/4 43.42 feet to the southeast corner of a tract
conveyed to the City of Little Rock by Instrument No. 93 -54234 for the
point of beginning; thence continue N00 029' W along said right of way
the following S70 °19' 17 "W 246.26 feet; thence S57 °07'28 "W 66.42
feet; thence S34 050'31 "W 278.59 feet; thence S50 057'12 "W 1 16.03 feet;
thence leaving said right of way East 60.17 feet; thence N85 054'55 "E
346.92 feet; thence N89 °33' 12 "E134.12 feet to the point of beginning.
Containing 3.0 acres more or less subject to an easement for a CATV
along Interstate 30 right of way, a drainage easement along the south and
west line and an easement for a gravel drive and a sanitary sewer along
the south line.
SECTION 2. That the approval of Purvis Industries Long -form PID (Z- 8100 -A),
located on the Southeast corner of I -30 and South University Avenue is subject to
compliance with the following additional conditions:
• That the preliminary site development plan/plat be approved as
submitted, including all staff comments and conditions as outlined in
the Planning Commission Agenda Staff Report in paragraphs D, E, F
and including any conditions indicated in the staff analysis in
paragraph H and subject to additional conditions imposed at the
Planning Commission Public Hearing as amended by the applicant.
SECTION 3. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 4. That the change in zoning classification contemplated for Purvis
Industries Long -form PID (Z- 8100 -A), located on the Southeast corner of I -30 and South
University Avenue is conditioned upon obtaining a final plan approval within the time
specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances.
SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 6. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 7. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 8. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
