HomeMy WebLinkAbout19786ORDINANCE NO. 19,786 AN ORDINANCE RECLASSIFYING PROPERTY LOCATED IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zone classification of the following property be and is hereby changed as indicated: Z- 3592 -L — Described as Part of Lotl R -A and 1 R -B, Westrock Office Addition, filed for record in plat book G, page 985, and as Instrument No. 2004044526 being more particularly described as follows: BEGINNING at the SE corner of said Lot 1 R -B, said point being on the Westerly right -of -way line of Centerview Drive; thence N17 °3626 "W along said Westerly right -of -way line, a distance of 28.67 feet; thence N28 °4]' ] 7W along said Westerly right -of -way line, a distance of 41.19 feet; thence N87 °36'35 "W along the zoning boundary line, a distance of 754.72 feet to the West line of said Lotl R -A; thence S02 °25'40 "W along the West line of said Lot iR -A, a distance of 50.00 feet; thence S87 °36'35 "E along a line that is 50.00 feet South and parallel with the zoning boundary line, a distance of 749.05 feet to the South line of said Lot1R -B; thence along the South line of said Lot 1 R -B on a curve to the left having a Radius 325.41 feet, an Arc length of 2.40 feet and a Chord that bears N66 °] 9'20 "E, a distance of 2.40 feet; thence along a curve to the right having a Radius of 25.24 feet, an Arc length of 41.64 feet and a Chord that bears S66 °38'1 2"E, a distance of 37.08 feet to the POINT OF BEGINNING, containing 0.882 Acres (38,42] sq. ft.) more or less: From "OS" Open Space District to "0-3" General Office District (West side of Centerview Drive, approximately 400 feet North of Peach Tree Drive). SECTION 2. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 3. That the Ordinance shall take effect and be in full force 30 days after the date of its passage and approval. SECTION 4. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 5. Repealer. All laws, ordinances, resolutions, or parts of the same, that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
