AN ORDINANCE RECLASSIFYING PROPERTY
LOCATED IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING THE OFFICIAL ZONING
MAP OF THE CITY OF LITTLE ROCK,
ARKANSAS; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the following property be and is
hereby changed as indicated:
Z- 3738 -A — Described as Part of the SW 1/4 NW 1/4, part of the SE 1/4
NW 1/4, part of the NE 1/4 SW 1/4 and part of the NW 1/4 SW 1/4 all in
Section 36, T -1 -N, R -13 -W, Pulaski County, Arkansas, more
particularly described as: Commencing at the Northwest corner of
said NW 1/4 SW 1/4 03 °26'W along the west line of said NW 1/4 SW 1/4
894.1 feet; thence S820561E 40 -feet to the east right of way of Chicot
Road as established by AHTD Job 60851, Chicot Road Cross Over
for the point of beginning; thence along said east right of way the
following; N45045'E 12.02 feet; thence N05 °56'E 129.33 feet;
thence N19038'E 173.54 feet; thence N28 °20'E 342.49 feet; thence
N20042'E 70.65 feet; thence N07 °24'E 211.47 feet to a found 1 /2"
rebar on the south line of the said SW 1/4 NW '/4 said rebar being
N84027'W and 1031.08 feet from the Southeast said SW 1/4 NW 1/4
thence continue N07 °24'E along said right of way 214.73 feet to a
found 4 "x4" concrete right of way marking the intersection of the
east right of way of Chicot Road and the south right of way of
Interstate 30; thence along said right of way of said Interstate 30 the
following N67 °49'E 28.9 feet to a found 1/2" rebar; thence along
1327.28 foot radius curve to the right with a chord bearing and
distance of N78 °02'E and a chord length of 600.65 feet to a found
4 "x4" concrete right of way marker; thence S87 °02'E 93.24 feet;
thence S62 °37'E 149.07 feet; thence S51045'E 45.04 feet; thence
S40026'E 91.1 feet; thence S59055'E 30.53 feet; thence S36 °27'E
145.1 feet; thence S 13 °52' W 103.2 feet to a found 1 -inch CIP on the
west right of way of University Avenue as established by AHTD Job
R60106, University Avenue Chicot Road Connection; thence along
the said right of way the following S41 °34' W 191.01 feet to a found
1/2" rebar; thence S50037'W 96.25 feet to a found 1/2" rebar; thence
S45021'W 144.32 feet to a found 3 -inch stainless steel rod; thence
S52 031' W 143.68 feet; thence S60 046' W 99.56 feet; thence
S54 °31' W 100.42 feet to a found 1/2" rebar; thence S51 °05' W 100.02
feet; thence S57014'W 200.2 feet; thence S53 °22'W 114.32 feet;
thence S79 °14'W 427.10 feet; thence N88 °53'W 202.58 feet to the
point of beginning. Containing 8.0 acres in the SW t/4 NW '/4, 1.5
acres in the SE '/4N W '/4, 0.6 acres in the NE '/4 SW '/4, 16.8 acres in
the NW 1/4 SW '/4, a total of 27.1 acres, more or less, subject to utility
easements; from R -2- Single - family District, C -3 — General
Commercial District, C -4, Open Display District and I -2 - Light
Industrial District to I -2 - Light Industrial District.
SECTION 2. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock and designated district map be and is herby amended to the
extent and in the respects necessary to affect and designate the change provided for in
Section 1 hereof.
SECTION 3. That the ordinance shall take effect and be in full force 30 days
after the date of its passage and approval.
SECTION 4. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 5. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
