HomeMy WebLinkAbout19772ORDINANCE NO. 19,772 AN ORDINANCE APPROVING A PLANNED ZONING DEVELOPMENT AND ESTABLISHING A PLANNED RESIDENTIAL DISTRICT TITLED HICKORY GROVE REVISED PD -R (Z- 4562 -E), LOCATED ON HINSON ROAD AT DORADO BEACH DRIVE, LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zoning classification of the following described property be changed from PD -R to Revised PD -R: Tract 1 — Lot 906 and Part of Lot 905, Longlea Addition, Phase IX to the City of Little Rock, Pulaski County, Arkansas, as shown on Plat of record in Plat Book "A ", Page 101, Plat Records of Pulaski County, Arkansas described as follows: Beginning at the northeast corner of said Lot 905; run thence S71 °08'36 "W along the north line of said Lot 905, 180.0 feet to the northwest corner of said Lot 905; thence S49 °54'25 "E along the west line of said Lot 905, 164.46 feet to the southwest corner of said Lot 905; thence N59 °50'08 "E along the south line of said Lot 9051 100.0 feet to a point on the west right -of -way of Hinson Road, said point bearing S59 °50'08 "W, 10.0 feet from the southeast corner of said Lot 905; thence along said right -of -way N20 °13' 10 "W, 121.32 feet to the point of beginning. Tract 2 — Part of the NW 1/4 SW 1/4 and part of the NE 1/4 SW 1/4 in Section 29 T -2 -N, R -13 -W, in the City of Little Rock, Pulaski County, Arkansas, described as follows: Beginning at found 1 inch rebar at the northwest corner of said NW 1/4 SW 1/4; run thence SO °14'26 "E along the west line thereof, 1328.26 feet to a found 1 inch rebar at the southwest corner thereof; thence S89 °17'03 "E along the south line thereof, 1317.38 feet to a found 5/8 inch rebar at the southwest corner of said NE 1/4 SW 1/4; thence S89 °25'04 "E along the south line of said NE 1/4 SW 1/4, 543.26 feet to a set 3/8 inch rebar on the west right -of -way of Hinson Road; thence along the west right -of -way of Hinson Road on a Curve to the left having a Radius of 299.69 feet and a chord bearing and distance of N33 °14'06 "W 152.32 feet to a set 3/8 inch rebar at the point of Tangency of said curve; thence N47 °57'26 "W 164.89 to a set 3/8 inch SECTION 6. That this Ordinance shall not take effect and be in full force until the final approval of the plan. SECTION 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
