AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
OFFICE DISTRICT TITLED HUNT SHORT -FORM PD -O
(Z- 8179), LOCATED AT 17319 CRYSTAL VALLEY
ROAD, PULASKI COUNTY, ARKANSAS, AMENDING
THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE
ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property
be changed from R -2, Single- family to PD -O:
Part of the NE 1/4 SE '/4, Section 25, T -1 -N, R -14 -W, Pulaski County,
Arkansas, more fully described as follows; Commencing at the southwest
corner of said NE 1/4 SE 1/4; thence N00004'E 220 feet to a point of the
west line of said NE 1/4 SE 1/4; said point being the point of beginning of
the herein described property; thence N89 °46 "E a distance of 820.9 feet to
the west right of way of Crystal Valley Road; thence N31 °28' W, along
said west right of way line of Crystal Valley Road a distance of 271 feet to
a point; thence S89 046 "W a distance of 658.4 feet to a point on the west
line of said NE 1/4 SE 1/4; thence S00 °04' W along said west line of said NE
1/4 SE 1/4, a distance of 220 feet to the point of beginning, being also known
as Lot 25 of Subdivision of NE 1/4, Except N 1/2 NW 1/4 and NE 1/4 SE 1/4,
Section 25, T -1 -N, R -14 -W, according to an unrecorded plat thereof.
SECTION 2. That the approval of Hunt Short-form PD -O (Z- 8179), located at
17319 Crystal Valley Road is subject to compliance with the following additional
conditions:
• That the preliminary site development plan/plat be approved as submitted,
including all staff comments and conditions as outlined in the Planning
Commission Agenda Staff Report in paragraphs D, E, F and including any
conditions indicated in the staff analysis in paragraph H and subject to
additional conditions imposed at the Planning Commission Public Hearing
as amended by the applicant.
SECTION 3. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 4. That the change in zoning classification contemplated for Hunt
Short-form PD-0 (Z- 8179), located at 17319 Crystal Valley Road is conditioned upon
obtaining a final plan approval within the time specified by Chapter 36, Article VII,
Section 36 -454 (e) of the Code of Ordinances.
SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 6. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 7. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 8. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
