HomeMy WebLinkAbout19729ORDINANCE NO. 19,729 AN ORDINANCE APPROVING A PLANNED ZONING DEVELOPMENT AND ESTABLISHING A PLANNED COMMERCIAL DISTRICT TITLED C & G ASSET MANAGEMENT SHORT -FORM PCD (Z- 5742 -A), LOCATED AT 1001 WRIGHT AVENUE, LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zoning classification of the following described property be changed from 0-1 to PCD: Lots 11 and 12, Block 25, Weldon E. Wright's Addition to the City of Little Rock, Pulaski County, Arkansas, and being shown on Plat of Record in Deed Book M -2, Page 626, Records of Pulaski County, Arkansas. And All that part of Wright Avenue, lying North of and being adjacent to Lot 12, Block 25, Wright's Addition, now closed by Ordinance No. 94- 07454, passed on November 2, 1993, of records as instrument No. 94- 07454, filed on January 28, 1994, records of Pulaski County, Arkansas. And All that part of Lots 10 and 11, Block 274, Fulk's Subdivision of Original City of Little Rock, Pulaski County, Arkansas lying south of the present right of way for Wright Avenue, and being shown on Plat of Record in Deed Book 29, Page 280, Records of Pulaski County, Arkansas. SECTION 2. That the approval of C & G Asset Management Short-form PCD (Z- 5742 -A), located at 1001 Wright Avenue is subject to compliance with the following additional conditions: • That the preliminary site development plan/plat be approved as submitted, including all staff comments and conditions as outlined in the Planning Commission Agenda Staff Report in paragraphs D, E, F and included any conditions indicated in the staff analysis in paragraph H and subject to additional conditions imposed at the Planning Commission Public Hearing as amended by the applicant. SECTION 3. That the preliminary site development plan/plat be approved as recommended by the Little Rock Planning Commission. SECTION 4. That the change in zoning classification contemplated for C & G Asset Management Short-form PCD (Z- 5742 -A), located at 1001 Wright Avenue is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 6. That this Ordinance shall not take effect and be in full force until the final approval of the plan. SECTION 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
