AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
RESIDENTIAL DISTRICT TITLED VILLAGE ON THE
GREEN SUBDIVISION LONG -FORM PD -R (Z- 3951 -F),
LOCATED ON THE SOUTHWEST CORNER OF BUNCH
AND CHICOT ROADS, LITTLE ROCK, ARKANSAS,
AMENDING THE OFFICIAL ZONING MAP OF THE
CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property
be changed from R -2, C -2 and MF -12 to PD -R:
Part of the south half of the NE '/4, Section 14, T -1 -S, R -13 -W, Pulaski
County, Little Rock, Arkansas. More particularly described as follows:
Beginning at the center of Section 14, T -S -1, R -13 -W; thence North 89
degrees 03 minutes 51 seconds east, 2659.14 feet; thence north 00 degrees
30 minutes 39 seconds west 655.19 feet, to the point of beginning; thence
south 56 degrees 53 minutes 30 seconds west, 1015.30 feet; thence north 44
degrees 32 minutes 00 seconds west, 60.00 feet; thence north 44 degrees 32
minutes 00 seconds west 471.49 feet; thence north 45 degrees 37 minutes 16
seconds west 636.99 feet; thence north 35 degrees 50 minutes 06 seconds
west 466.40 feet; thence north 01 degrees 07 minutes 00 seconds west, 60.0
feet; thence south 88 degrees 53 minutes 00 seconds east, 1956.46 feet;
thence south 01 degrees 15 minutes 30 seconds east, 671.26 feet to the point
of beginning containing 36.1 acres more or less.
SECTION 2. That the approval of the Village on the Green Subdivision Long -
form PD -R (Z- 3951 -F), located on the Southwest Corner of Bunch and Chicot Roads is
subject to compliance with the following additional conditions:
• That the preliminary site development plan/plat be approved as submitted,
including all staff comments and conditions as outlined in the Planning
Commission Agenda Staff Report.
SECTION 3. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 4. That the change in zoning classification contemplated for Village
on the Green Subdivision Long -form PD -R (Z- 3951 -F), located on the Southwest Corner
of Bunch and Chicot Roads is conditioned upon obtaining a final plan approval within the
time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances.
SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 6. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 7. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 8. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
