HomeMy WebLinkAbout19678ORDINANCE NO. 19,678 AN ORDINANCE APPROVING A PLANNED ZONING DEVELOPMENT AND ESTABLISHING A PLANNED COMMERCIAL DISTRICT TITLED 18220 CANTRELL ROAD SHORT -FORM PCD (Z- 8118), LOCATED AT 18220 CANTRELL ROAD, PULASKI COUNTY, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zoning classification of the following described property be changed from PCD and R -2 to PCD: A parcel of land lying in the NE '/4, SW 1/4, Section 14, T -2 -N, R -14 -W, Pulaski County, Arkansas being more particularly described as follows: Commencing at the NW corner of the NE 1/4, SW 1/4, Section 14, T -2 -N, R -14 -W; thence S00'36'W 705.7'; thence S72 °51'E 208.8'; thence N00 °37'33 "E 34.62' to the point of beginning; thence N00 °37'33 "E 387.53'; thence S72 °5 1'0 "E 218.80 feet to a point on the west right of way of North Ridge Road; thence S01 '38'50"W 377.50; along the west right of way of said North Ridge Road to a point on the north right of way of Arkansas State Highway #10; thence N88 °56'20 "W 51.17' along said State Highway 410; thence N71'11'39 "W 75.0' continuing along said State Highway #10; thence N69 °59'46 "W 85.45' continuing along said State Highway #10 to the point of beginning, containing 80,498.31 square feet or 1.85 acre, more or less. SECTION 2. That the approval of the 18220 Cantrell Road Short-form PCD (Z- 8118), located at 18220 Cantrell Road is subject to compliance with the following additional conditions: • That the preliminary site development plan/plat be approved as submitted, including all staff comments and conditions as outlined in the Planning Commission Agenda Staff Report. SECTION 3. That the change in zoning classification contemplated for 18220 Cantrell Road Short-form PCD (Z- 8118), located at 18220 Cantrell Road is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 5. That this Ordinance shall not take effect and be in full force until the final approval of the plan. SECTION 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
