HomeMy WebLinkAbout19667ORDINANCE NO. 19,667 AN ORDINANCE APPROVING A PLANNED ZONING DEVELOPMENT AND ESTABLISHING A PLANNED OFFICE DISTRICT TITLED SIMMONS FIRST NATIONAL BANK SHORT -FORM POD (Z- 8093), LOCATED AT 5000 WEST MARKHAM STREET, LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zoning classification of the following described property be changed from C -3 and R -3 to POD: Lots 4, 5, 6 and the East 46.0 feet of Lot 3, Block 8, Pfeifer Addition, City of Little Rock, Pulaski County, Arkansas as filed for record in plat book 1 page 64. AND strip of land formerly part of an alley, now closed by Ordinance No. 13,147, filed April 20, 1976 in deed book 1384, page 165, running east and west through Block 8, Pfeifer Addition, City of Little Rock, Pulaski County, Arkansas as filed for record in plat book 1, page 64 being described as follows: Beginning at the NE corner of said Lot 5; thence North along the west right of way line of North Jackson Street, 15.0 feet to the SE corner of said Lot 4; thence west along the south line of said Lots 3 and 4, 100.0 feet to the west line of the east 46.0 feet of said Lot 3; thence South, 7.50 feet to the centerline of said alley; thence west along centerline of said alley, 8.0 feet; thence south, 7.50 feet to the NW corner of said Lot 6; thence east along the north line of said Lots 5 and 6, 108.0 feet to the point of beginning, reserving any and all easements for utilities located in that portion of closed alley. SECTION 2. That the approval of the Simmons First National Bank Short -form POD (Z- 8093), located at 5000 West Markham Street is subject to compliance with the following additional conditions: • That the preliminary site development plan/plat be approved as submitted, including all staff comments and conditions as outlined in the Planning Commission Agenda Staff Report. SECTION 3. That the preliminary site development plan/plat be approved as recommended by the Little Rock Planning Commission. SECTION 4. That the change in zoning classification contemplated for Simmons First National Bank Short -form POD (Z- 8093), located at 5000 West Markham Street is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 6. That this Ordinance shall not take effect and be in full force until the final approval of the plan. SECTION 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
