HomeMy WebLinkAbout18730-Recorded2002171919 88/27/P882 12 :51 :46 PM File Recorded in Offic Records of CAROLYN STALEY PULASKI COUNTY CIRCUITICOUNTY CLERK ORDINANCE NO. 18,73ffees $17.88 AN ORDINANCE REPEALING ORDINANCE NO. 18,496 WHICH ESTABLISHED VILLAGE ON THE LAKES - LONG -FORM PRD (Z- 6120-D) AND PROVIDING FOR THE RECLASSIFICATION OF TRACT C -1, CAPITOL LAKES ESTATES (UNRECORDED) LOCATED ALONG COOPER ORBIT ROAD, APPROXIMATELY 0.4 MILE SOUTH OF KANIS ROAD (Z- 6120 -F) IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES. WHEREAS, Ordinance No. 18,496 established Village On The Lakes - Long -Form PRD (Z- 6120 -D) on June 5, 2001 encompassing the subject property; and WHEREAS, a request was filed on May 28, 2002 to reclassify Tract C -1, Capitol Lakes Estates (unrecorded) from PRD to R -2, Single Family Residential District; and WHEREAS, the City of Little Rock Planning Commission, on July 11, 2002, by a vote of 9 ayes, 0 nays, 1 absent and 1 open position voted to recommend approval of the reclassification from PRD to R -2 (Z- 6120 -F). NOW, THEREFORE, BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That Ordinance No. 18,496 passed on June 5, 2001, be revoked in its entirety. SECTION 2. That the property, as described below, be reclassified from PRD to R -2, Single Family Residential District: Z- 6120 -F - Tract C -1, Capitol Lakes Estates (unrecorded) described as part of the NW 14, Section 7, T -1 -N, R -13 -W, City of Little Rock, Pulaski County, Arkansas, more particularly described as follows: 4«G •e�� fieµ .��„ r . �/ +♦ Commencing at the NE corner of the SE 14, NW 14, Section 7, T -1 -N, R -13 -W, City of Little Rock, thence SO1 ° 45' 12" ' ` J Pulaski County, Arkansas, West along the East line of said SE 14, NW ;a for a distance of 510.00 feet to the Point of U') �'I' Beginning; thence continue along said East line -0, 4e S01 ° 45' 12" West for a distance of 685.32 feet; %, thence N880 36' 01" West, a distance of 559.17 ` °�@`7G0t1Jyj`( feet to a point on the centerline of a proposed . #,q®.s& road (Rushmore Avenue) said point being on a segment of a curve concave to the West (said curve having a radius of 1,304.78 feet and a central angle of 28 05213711); thence Northerly along the arc of said centerline, as constructed, for a distance of 657.60 feet (said curve having a chord bearing of N00 °25120" West and a length of 650.67 feet); thence departing said centerline N81 °38122" East for a distance of 290.00 feet; thence S85 052132" East for a distance of 298.62 feet to the Point of Beginning, containing 8.57 acres, more or less: From "PRD" Planned Residential Development to "R -2" Single Family Residential District. SECTION 3. That the map referred in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and it is hereby amended to the extent and in the respects necessary to affect and designate the changes provided for in Sections 1 and 2 hereof. SECTION 4. That the Ordinance shall not take effect and be in full force 30 days after the date of its passage and approval. SECTION 5. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 6. Repealer. All laws, ordinances, resolutions, or parts of the same, that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
