AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED OFFICE
DISTRICT TITLED EPISCOPAL COLLEGIATE SCHOOL
REVISED LONG -FORM POD (Z- 6483 -A), LOCATED AT 1701
CANTRELL ROAD, LITTLE ROCK, ARKANSAS, AMENDING
THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK;
AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE
CITY OF LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property
be changed from 0-3,1-2, PCD and POD to Revised POD:
A tract of land being all of Blocks 3, 12, 13, 16 of Worthen Subdivision,
all portion of Block 1, 2, 4, 11, 14, 15, 17, 18, 19, 20 and 21 Worthens
Subdivision, a portion of Lot 19 Stillman and Buchanans Addition all of
Block 362 of the Original City of Little Rock, a portion of Block 338 and
363 of the Original City of Little Rock, all in the City of Little Rock,
Arkansas more particularly described as follows: Beginning at the
intersection of the south right of way line of Cantrell Road (Arkansas State
Highway #10) and the west right of way line of North Street; thence
SO°00'OOW along said west right of way line of North Street, 336.17 feet
to a point of the south right of way line of said North Street; thence
S83 000'33 "E along said south right of way line 425.0 feet; thence
S06 059'27 "W, 312.17 feet to a point of the North right of way line of
Union Pacific Railroad Company; thence S66 024'22 "W along said north
right of way line 992.26 feet to a point on the south line of said
Worthern's Subdivision; thence S89 °44' 14 "W along said south line,
577.25 feet to a point of the east right of way line of said Union Pacific
Railroad Company; thence northwesterly along said east right of way line,
being the arc of a 1577.89 foot radius curve to the left having a chord
bearing and distance of N24 029'45 "W 1457.33 feet to a point on the south
right of way line of said Cantrell Road; thence S82 034'38 "E along said
south right of way line, 359.84 feet; thence S 16 °36' 17 "W, 25.0 feet;
thence S61 015'23 "E, 165.67 feet; thence S67 002'30 "E, 254.82 feet; thence
NO3 000'37 "W, 156.61 feet to a point on the south right of way line of said
Cantrell Road; thence S82 °10'19 "E along said south right of way line
994.34 feet to the point of beginning containing 35.92 acres more or less
and Lots 4, 13 and 14 Block 359 and Lot 10 Block 360 Original City of
Little Rock, Pulaski County, Arkansas.
SECTION 2. That the approval of Episcopal Collegiate School Revised Long -
form POD (Z- 6483 -A), located at 1701 Cantrell Road is subject to compliance with the
following additional conditions:
• That the preliminary site development plan/plat be approved as
submitted, including all staff comments and conditions as outlined in
the Planning Commission Agenda Staff Report in paragraphs D, E, F
and including any conditions indicated in the staff analysis in
paragraph H and subject to additional conditions imposed at the
Planning Commission Public Hearing as amended by the applicant.
SECTION 3. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 4. That the change in zoning classification contemplated for
Episcopal Collegiate School Revised Long -form POD (Z- 6483 -A), located at
1701 Cantrell Road is conditioned upon obtaining a final plan approval within the time
specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances.
SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 6. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 7. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 8. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
