AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
INDUSTRIAL DISTRICT TITLED BLOOD'S HAULING
SHORT -FORM PD -I (Z -7608) LOCATED AT 7909 DOYLE
SPRINGS ROAD, IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF
THE CITY OF LITTLE ROCK; AND FOR OTHER
PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property
be changed from R -2 to PD -I: , .
All that part of Gloekler's acres, being a subdivision of part of the NE %4
of Section 31, T -1 -N, R -12 -W, City of Little Rock, Pulaski County,
Arkansas, more particularly described as follows: commencing at a
concrete monument being the NE corner of the Hartfield Subdivision as
recorded in Plat Book 25, Page 82, also, concrete monument is located S
03 degrees 32' 00" W 15.00 feet from the SE corner of Tract 16 of
Gloekler's acres as recorded in Plat Book 1, Page 149, thence N 03
degrees 32' 00" E along the east line of said Tract 16 for 326.48 feet to a
rebar and the point of beginning, said point being the SE corner of said
Tract 13, thence N 85 degrees 25' 49" W along a fence line and the south
line of said Tract 13 for 327.84 feet to a rebar, thence N 03 degrees 25'
46" E 132.04 feet to a' /4 inch diameter pipe, thence N 85 degrees 26' 11"
W 304.67 feet to a crimphead pipe in the east right -of -way line of Doyle
Springs Road (30 feet east of the centerline thereof) thence N 03 degrees
51' 44" E along the east right -of -way line of Doyle Springs Road 198.40
feet to a P.K. nail in a concrete curb, thence S 85 degrees 23' 31" E
leaving said road 631.62 feet to a rebar and the NE corner of said Tract 13,
said rebar being located S 03 degrees 32' 00" W 356.37 feet from a rebar
at a fence comer marking the south right -of -way line of Interstate 30,
thence S 03 degrees 32' 00" W along the east line of said Tract 13 for
330.00 feet to the point of beginning, containing 3.8696 acres of land,
more or less, subject to a 5.0 foot easement along the north line to
Arkansas Power and Light Company, also subject to a 10.0 foot easement
along the east line to the City of Little Rock for sewer.
SECTION 2. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.

SECTION 3. That the change in zoning classification contemplated for Blood's
Hauling Short-form PD -I is conditioned upon obtaining a final plan approval within the
time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances.
SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 6. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
