AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
COMMERCIAL DISTRICT TITLED BALE CHEVROLET
REVISED LONG -FORM PCD (Z- 4997 -G) LOCATED AT
13101 CHENAL PARKWAY, IN THE CITY OF LITTLE
ROCK, ARKANSAS, AMENDING THE OFFICIAL
ZONING MAP OF THE CITY OF LITTLE ROCK; AND
FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property
be changed from PCD to Revised PCD:
Part of Tracts 10, 11, 12 and 13 lying south of Chenal Parkway and north
of West Markham Street and that part of Farris Street (closed) lying
adjacent to said Tracts 10 and 11 and that part of Nickell Street (closed)
lying adjacent to Tracts 11 and 12 and that part of Buck Street (closed)
lying adjacent to said Tracts 12 and 13, all in Hillvale Addition, a
subdivision of a portion of the E '' /z, NW '/4, and the W %, NE '/<, Section
5, T -1 -N, R -13 -W, Little Rock, Pulaski County, Arkansas, all more
particularly described as: beginning at the SE corner of Lot 3, West
Markham Parkway Addition, said corner lying on the north right -of -way
line of West Markham Street; thence N 20 degrees 28' 45" W along the
east boundary line of said West Markham Parkway Addition, 397.8 feet to
a point; thence N 0 degree 46' 45" W and continuing along said east
boundary line, 115.1 feet to the NE corner of Lot 2, said West Markham
Parkway Addition, said comer lying on the south right -of -way line of
Chenal Parkway; thence easterly along said south right -of -way line, being
the arc of a 904.93 foot radius curve to the right, having a chord bearing
and distance of N 87 degrees 23' 35" E, 230.62 feet to a point; thence
continue easterly along said south right -of -way line the following bearings
and distances: S 86 degrees 56'45" E, 200.57 feet; S 89 degrees 01' E,
5.00 feet (4.94 feet deed); S 0 degree 19' 15" E, 4.24 feet (4.44 feet deed)
to a point and S 85 degrees 07' 43" E, 819.5 feet to a point on the west
right -of -way line of Gamble Road; thence SO degree 30' 00" E, along said
west right -of -way line, 426.30 feet to a point on the north righong t -of- -way
line of West Markham Street; thence N 89 degrees 21" W, al sai w
north right -of -way line, 1115.35 feet to the point of beginning, containing cn
12.9312 acres more or less. I
SECTION 2. That the preliminary site development plan/plat be
recommended by the Little Rock Planning Commission.

SECTION 3. That the change in zoning classification contemplated for Bale
Chevrolet Revised Long -form PCD is conditioned upon obtaining a final plan approval
within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of
Ordinances.
SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 6. Severabiliry. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
