HomeMy WebLinkAbout1910221d� 435 6 06101/2�630 A M Filed Recorded in Official Records of CAROLYN STALEY PULASKI COUNTY ORDINANCE NO. 19,102 CIRCUITICOUNTY CLERK Fees $17.00 AN ORDINANCE GRANTING VARIANCES FROM VARIOUS LOT DEVELOPMENT STANDARDS OF CHAPTER 31 OF THE CODE OF ORDINANCES OF THE CITY OF LITTLE ROCK, ARKANSAS; PROVIDING FOR A VARIANCE TO ALLOW A REDUCED LOT DEPTH ON SELECTED LOTS, A VARIANCE TO ALLOW A REDUCED MINIMUM LOT SQUARE FOOTAGE ON SELECTED LOTS, A VARIANCE TO ALLOW A REDUCED FRONT YARD BUILDING LINE ON SELECTED LOTS, A VARIANCE TO ALLOW THE CREATION OF PIPE STEM LOTS, A VARIANCE TO ALLOW REDUCED REAR YARD SETBACKS ON SELECTED LOTS AND A VARIANCE TO ALLOW THE CREATION OF A LOT WITHOUT PUBLIC STREET FRONTAGE FOR THE WOODLANDS EDGE SUBDIVISION REVISED PRELIMINARY (S- 1313 -F), LOCATED WEST OF BRODIE CREEK ON WOODLANDS TRAILS. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That a variance from various lot design standards of Chapter 31 of the Code of Ordinances is granted to provide for variances of certain requirements within the Subdivision Regulations of the City of Little Rock for the Woodlands Edge Subdivision Revised Preliminary Plat (5- 1313 -F) as follows: Subsection A: That variances are granted from the provisions of Chapter 31, Section 31- 232(a) to allow a reduced lot depth on Lots 101 -102 Block 2, Lot 139 Block 5, Lot 6 Block 11, Lots 7 -14 Block 12, Lots 1 — 11, 13, 23, and 26 -27 Block 13. Subsection B: That variances are granted from the provisions of Chapter 31, Section 31- 232(a) to allow a reduced minimum lot square footage on Lots 101 and 114 Block 2, Lot 6 Block 11 and Lot 6 Block 12. Subsection C: That variances are granted from the provisions of Chapter 31, Section 31 -256 to allow a reduced front yard building line on Lots 90 — 92, 101 — 1 -3, 114 -119 Block 2, Lot 4 -7 Block 5, Lots 3 — 6 Block 12, Lots 3 — 5, 7 — 11 and 22 — 26 Block 13. Subsection D: That variances are granted from the provisions of Section 31- 232(f) to allow the creation of pipe stem lot; Lot 37 Block 5. Subsection E: That variances are granted from the provisions of Chapter 31, Section 31 -231 to allow the creation of a lot without public street frontage; Lot 36 Block 5. Subsection F. That variances are granted from the provisions of Chapter 31, Section 31- 232(a) to allow reduced rear yard setbacks on all lots abutting a dedicated open space tract. SECTION 2. This ordinance shall take effect thirty (30) days from and after its passage.
