AN ORDINANCE GRANTING VARIANCES FROM
VARIOUS LOT 'DEVELOPMENT STANDARDS OF
CHAPTER 31 OF THE CODE OF ORDINANCES OF THE
CITY OF LITTLE ROCK, ARKANSAS; PROVIDING FOR A
VARIANCE TO ALLOW A REDUCED FRONT BUILDING
SETBACK, A VARIANCE TO ALLOW THE CREATION OF
A PIPE STEM LOT AND A VARIANCE TO ALLOW THE
CREATION OF LOTS WITHOUT PUBLIC STREET
FRONTAGE FOR THE PLAZA SUBDIVISION
PRELIMINARY PLAT (S- 1413 -A), LOCATED ON THE
NORTHEAST CORNER OF COLONEL GLENN ROAD AND
BOWMAN ROAD.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That a variance from various lot design standards of Chapter 31 of
the Code of Ordinances is granted to provide for variances of certain requirements within
the Subdivision Regulations of the City of Little Rock for the Plaza Subdivision
Preliminary Plat (S -1426) as follows:
Subsection A. That variances are granted from the provisions of Chapter 31,
Section 31- 286(a) to allow a reduced front building line; Lots 1 - 9 and Tracts 1 - 3.
Subsection B. That variances are granted from the provisions of Chapter 31,
Section 31- 284(b) to allow the creation of a pipe stem lot; Tract 1.
Subsection C. That variances are granted from the provisions of Chapter 31,
Section 31 -231 to allow lots without public street frontage to be created; Lots 2 — 6 and
Tracts 1 - 3.
SECTION 2. This ordinance shall take effect thirty (30) days from and after
its passage.
