AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
INDUSTRIAL DISTRICT . TITLED BUCHANAN
SHORT -FORM PID (Z -7562) LOCATED AT 3700 OLD
SHACKLEFORD ROAD, IN THE CITY OF LITTLE
ROCK, PULASKI COUNTY, ARKANSAS,, AMENDING
THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE
ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property
be changed from R -2 to PID:
A tract of land lying in the NE %4, SE %4, Section 16, Township 1 North,
Range 13 West, Pulaski County, Arkansas, more particularly described
as follows:
Commence at the northeast corner of said NE '/4, SE '/4, being a 5/8"
rebar in the east side of pavement on Old Shackleford Road at West 36 "'
Street; thence S02°24'44 "W, along the east line of said NE '/4 SE '/4
520.26 feet to a chiseled "X" on the bridge over Brodie Creek and the
Point of Beginning; thence continue S02 °25'25 "W, along said east line
145.76 feet to a '' /�" rebar; thence N74°21'36 "W, 515.40 feet to a '' /z"
rebar; thence N86°20'58 "W, 149.50 feet to a ''/2' rebar; thence
S48 °55'09 "W, 54.30 feet to a '' /z" rebar; thence N83 °00'29 "W 562.82
feet to a %" rebar and a point on the west line of said NE %4 SE '/4;
thence N00 °15'04 "E, along said west line, 536.02 feet to a' /4" pipe and
the northwest corner of said NE '/4 SE i /4; thence S87 °39'57 "E, along the
north line of said NE '/4 SE '/4 409.27 feet to a point on the center line of
Brodie Creek; thence S65'47'1 5"E, along said center line, 208.97 feet to
a point; thence S81 °13'24 "E, along side center line 324.05 feet to a
point; thence S44 °43'41 "E along said centerline 173.70 feet to a point;
thence S20 °49'06 "E, along said center line, 219.54 feet to a point;
thence S50 °01'05 "E, along said centerline, 144.22 feet to a point; thence
N85 °34'45 "E, along said center line, 18.40 feet to the point of
beginning, containing 13.160 acres more or less subject to the easements
shown on the plat of survey and any which might be disclosed through a;
complete title search.

SECTION 2. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 3. That the change in zoning classification contemplated for
Buchanan Short-form PID is conditioned upon obtaining a final plan approval within the
time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances.
SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 6. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
