BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zoning classification of the following described property be changed from R -2 to PCD: Part of the N '/2, SE '/4, NW '/4, NW '/< Section 9, T -1 -N, R -13 -W, Little Rock, Pulaski County, Arkansas, more particularly described as follows: Commencing at the northeast corner of the N '/2 SE '/4 NW '/4 NW '/4 of said Section 9; thence N01 °49'39 "E, 329.72 feet; thence N89 °02'23'W, 659.68 feet; thence SOl °49' 13 "W, 326.80 feet; thence S00 °27'33 "W, 329.27 feet to a found % inch iron pipe; and the point of beginning; thence S87 034'56 "E 448.33 feet to a found %2 inch iron pipe; thence NO1 053'43 "E, 64.96 feet to a found '/2 inch iron pipe; thence S87 036'22 "E, 193.49 feet to a' /2 rebar lying on the west right -of -way line of Bowman Road; thence NO2 045'32 "E along said west right -of -way line, 100.23 feet to a found 5/8 rebar; thence N87 041'04 "W, 194.50 feet to a found '/2 inch iron pipe; thence N87 °36'59 "W, 448.63 feet to a found '/2 inch pipe; thence S01 057'53 "W, 164.66 feet to the point of beginning, containing 2.14 acres more or less. SECTION 2. That the preliminary site development plan/plat be approved as recommended by the Little Rock Planning Commission. SECTION 3. That the change in zoning classification contemplated for Bowman Office Showroom Warehouse Short-form PCD is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. ,"'9009aera• SECTION 4. That this Ordinance shall not take effect and be in full force until the final approval of the plan. SECTION 6. Severabiliry. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
