AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
COMMERCIAL DISTRICT TITLED PARKER CADILLAC
BODY SHOP REVISED SHORT -FORM PCD (Z- 3606 -B)
LOCATED AT 11607 RAINWOOD ROAD, IN THE CITY
OF LITTLE ROCK, PULASKI COUNTY, ARKANSAS,
AMENDING THE OFFICIAL ZONING MAP OF THE
CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property
be changed from PCD to Revised PCD:
A parcel of land in the SW '/4, NE '/4, Section 33, T -2 -N, R -13 -W Pulaski
County, Little Rock, Arkansas, being more particularly described as
follows: Beginning at a found 5/8 inch rebar as the northeast corner of the
Lot 1 replat of the Southall Subdivision ( #83- 47140), said point being
approximately 209.98 feet west and approximately 210.44 feet south of
the NW corner of the said SW '/4, NE 1/4, Section 33; thence NOI'27'37 "W
178.80 feet, approximately parallel with the west line of the said SW '/4,
NE '/4 to a set % inch rebar which is 30.89 feet south of the centerline of
Rainwood Road; thence N88 °59'17 "E 207.96 feet, approximately along
the south ROW line of Rainwood Road, to a found 5/8 inch rebar which is
3 0. 10 feet south of the centerline of Rainwood Road, 2.89 feet north of the
NW corner of Lot 38 of the Charles Valley Subdivision ( #84- 12356), and
along a line of Berkshire Park Horizontal Property Regime ( #76- 53122);
thence SOI'19'40 "E 180.51 feet, parallel with and along the west line of
said Lot 38 of Charles Valley, to a found % inch rebar as the NE corner of
Lot 40 Charles Valley Subdivision ( #87- 59440), thence S89 °27'36 "W
207.56 feet parallel with and along the north line of the said Lot 40 of
Charles Valley, to the Point of Beginning, which is also the NW corner of
the said Lot 40 of Charles Valley, containing 0.857 acre more or less.
SECTION 2. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.

SECTION 3. That the change in zoning classification contemplated for Paiker • r.'�
Cadillac Revised Short-form PCD is conditioned upon obtaining a final planLappioval
within the time specified by Chapter 36, Article VII, Section 36 -454 (e) ofhe�Code
Ordinances. -

SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 6. Severabiliry. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
