AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
COMMERCIAL DISTRICT TITLED THE RANCH TRACT
F REVISED SHORT -FORM PCD (Z- 4343 -N) LOCATED
ON THE NORTHEAST CORNER OF RANCH DRIVE
AND CHENONCEAU BOULEVARD, IN THE CITY OF
LITTLE ROCK, PULASKI COUNTY, ARKANSAS,
AMENDING THE OFFICIAL ZONING MAP OF THE
CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property
be changed from PCD to Revised PCD:
Part of the East '/2 Section 14, T -2 -N, R -14 -W, Pulaski County,
Arkansas, Particularly Described as:
Beginning at the eastern most corner of Lot 5, Tract F, The Ranch an
Addition to the City of Little Rock, Arkansas, a point on the line of Lot
4, Tract F, said addition; thence N42 °05'41 "E of the west line of said
Lot 4, Tract F, 143.28 feet to the northwest corner thereof, thence
S45 005115 "E of the north line of said Lot 4, Tract F, 174.81 feet to the
easternmost corner thereof-, thence N44 °54'46 "E along the east line of
said Lot 4, Tract F, extended northerly 113.53 feet; thence
N29 048'12 "W, 241.88 feet; thence N45 °08'32 "W, 270.86 feet; thence
S81 °21137 "W, 400.43 feet to the east right -of -way line of Chenonceau
Boulevard; thence S06 °09'57 "W along said east right -of -way line,
222.68 feet; thence southerly and continuing along said east right -of-
way line, being the arc of a 984.92 foot radius curve to the right, a chord
bearing and distance of S08 °35'8 "W, 83.17 feet; thence SI I'00'20 "W
and continuing along said east right -of -way line, 4.86 feet to the north
right -of -way line of Ranch Drive; thence southeasterly along said north
right -of -way line, being the arc of a 509.50 foot radius curve to the right,
a chord bearing and distance of S66 °22'54 "E, 198.52 feet to the
westernmost corner of said Lot 5, Tract F; thence N44 °54'45 "E of the
west line of said Lot 5 Tract F, 174.58 feet to the north corner thereof,
thence S45 °05' 15 "E of the north line of said Lot 5, Tract F, 197.99 feet
to the point of beginning containing,5.24 acres more or less.

SECTION 3. That the change in zoning classification contemplated for The
Ranch Tract F Revised Short-form PCD is conditioned upon obtaining a final plan
approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the
Code of Ordinances.
SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section 1 hereof.
SECTION 5. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 6. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
