AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
COMMERCIAL DISTRICT TITLED BOWMAN AND
KANIS RETAIL CENTER LONG -FORM PCD (Z- 6544 -A)
LOCATED ON THE NORTHWEST CORNER OF KANIS
ROAD AND BOWMAN ROAD, IN THE CITY OF LITTLE
ROCK, PULASKI COUNTY, ARKANSAS, AMENDING
THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE
ROCK; AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the following described property
be changed from C -3, with conditions to PCD:
Lot 1 (Unrecorded) Bowman Kanis Retail Center — Part of Tracts 12 and
13, Montclair Subdivision, Little Rock, Arkansas Located in the SW '/4
SW '/4 of Section 4, T -1 -N, R -13 -W, Pulaski County, Arkansas more
particularly described as Commencing at a point on the west line of Tract
14, said Montclair Subdivision, said point lying on the north right -of -way
line of Kanis Road being 45.0 feet from the centerline thereof, thence
S87 °44'58 "E along said north right -of -way line, 201.41 feet to the point of
beginning; thence NO2 °1 5'02 "E, 185.68 feet to a point on the west line of
said Tract 13; thence NO2 °42'31 "E along said west line, 54.18 feet; thence
S87 °17'59 "E, 377.91 feet to a point on the west right -of -way line of
Bowman Road; thence S07 °48'32W, along said west right -of -way line
92.19 feet; thence S02 °39'57 "W continuing 125.29 feet; thence
southwesterly continuing along said west right -of -way line being the Arc
of a 20.00 foot Radius Curve to the right, a Chord Bearing and Distance of
S47 026'35 "W, 28.17 feet to a point on the said north right -of -way of
Kanis Road; thence N27 °44'58 "W along said north right -of -way line,
348.51 feet to the point of beginning, containing 2.0273 acres more or
less.
SECTION 2. That the preliminary site development plan/plat be approved as
recommended by the Little Rock Planning Commission.
SECTION 3. That the change in zoning classification contemplated for Bowman
Kanis Retail Center Long -form PCD is conditioned upon obtaining a final plan approval
within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of
Ordinances.

SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances
of the City of Little Rock, Arkansas, and designated district map be and is hereby
amended to the extent and in the respects necessary to affect and designate the change
provided for in Section I hereof.
SECTION 5. That this Ordinance shall not take effect and be in full force until
the final approval of the plan.
SECTION 6. Severability. In the event any title, section, paragraph, item,
sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid
or unconstitutional, such declaration or adjudication shall not affect the remaining
portions of the ordinance which shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not originally a part of the
ordinance.
SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same
that are inconsistent with the provisions of this ordinance are hereby repealed to the
extent of such inconsistency.
