BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That Ordinance No. 17,541 passed on August 5, 1997 be amended to provide for modification of the Planned Zoning Development described as Clean Tech Ventures - Revised Short -form PID (Z- 6317 -A). SECTION 2. That the zoning classification of the following described property be changed from PID to Revised PID: A parcel of land in the SE 14 of Section 35, T -1- N, R -13 -W, Little Rock, Arkansas, being more particularly described as follows: Part of the West 1� of the East � of SW '4 of SE '4, Section 35, T -1 -N, R -13 -W, Little Rock, Pulaski County, Arkansas, more particularly described as follows: Commence at the SE corner of SW 'tea SE '44, thence N01 049120 11E, 41.64 feet; thence N88 011140 11W, 355.0 feet to the point of beginning (said point being the intersection of the north right -of -way line of Baseline Road and West right -of -may line of Production Drive) ; thence N88 °11140 11W along the north right -of -way line of Baseline Road, 305.71 feet to a point on the east line of Lot 33B, Triangle Properties Industrial District Addition; thence N01 °24122 11E along said 'o•au oosseapaev east line of Lot 33B, 278.14 feet to a point on .•'• �� C I R �`•e the south line of Lot 13, Triangle Properties d ,y Industrial District Addition; thence S88 °11'40"E� O �f along said south line of Lot 31, 306.61 feet to as � point on the west right -of -way line of Production- LU Drive; thence S01'15'22 "W along the said west`o right-of of Production Drive 278.13 feet to ge 4-OwI ( 't, the point of beginning, containing 1.9548 acres, more or less. SECTION 3. That the preliminary site development plan /plat be approved as recommended by the Little Rock Planning Commission. SECTION 4. That the change in zoning classification contemplated for Clean Tech Ventures Short - form Revised PID is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. SECTION 5. That the map referred of the Code of Ordinances of the City Arkansas, and designated district map be amended to the extent and in the respe affect and designate the change provided hereof. to in Chapter 36 of Little Rock, and it is hereby sets necessary to for in Section 2 SECTION 6. That this Ordinance shall not take effect and be in full force until the final approval of the plan. SECTION 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 8. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
