AN ORDINANCE APPROVING A PLANNED ZONING
DEVELOPMENT AND ESTABLISHING A PLANNED
RESIDENTIAL DISTRICT TITLED COTTAGES IN
THE PINES LONG -FORM PD -R (Z -7074) LOCATED
AT THE SALINE COUNTY LINE, APPROXIMATELY
1000 FEET SOUTH OF JOHNSON ROAD, PULASKI
COUNTY, ARKANSAS, AMENDING THE OFFICIAL
ZONING MAP OF THE CITY OF LITTLE ROCK;
AND FOR OTHER PURPOSES.
AN
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY
OF LITTLE ROCK, ARKANSAS.
SECTION 1. That the zoning classification of the
following described property be PD -R:
All that part of the SE '< SE 4 of Section 15,
T -1 -S, R -13 -W, Pulaski County Arkansas lying
South and East of the Southeasterly Right of Way
Line of the CRI & P Railroad, more particularly
described as: Beginning at the Southeast corner
of Section 15; Thence West along the South line
of said Section 15 606.06 feet to a point on the
Southeasterly Right of Way of the CRI & P
Railroad; Thence in a Northeasterly direction
along the Right of Way line of said railroad on a
curve to the right having a radius of 2550 feet
to a point on the East line of said Section 15
(said curve segment having a Chord Bearing and
Distance of N 42 ° 28, 14" E 923.42 feet) ; Thence S
02 °28100" W along the East line of said Section
15 681.36 feet to the Point of Beginning,
containing 5.34 acres, more or less.
SECTION 2. That the preliminary site development
plan /plat be approved as recommended by the Little Rock
Planning Commission.
SECTION 3. That the change in zoning
classification contemplated for Cottages in the Pines
Short -form PD -R is conditioned upon obtaining a final,,�plan -,, °°

SECTION 4. That the map referred

SECTION 5. That this Ordinance shall not take
effect and be in full force until the final approval of the
plan.
SECTION 6. Severability. In the event any title,
section, paragraph, item, sentence, clause, phrase, or word
of this ordinance is declared or adjudged to be invalid or
unconstitutional, such declaration or adjudication shall
not affect the remaining portions of the ordinance which
shall remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not
originally a part of the ordinance.
SECTION 7. Repealer. All laws, ordinances,
resolutions, or parts of the same that are inconsistent
with the provisions of this ordinance are hereby repealed
to the extent of such inconsistency.
