AN ORDINANCE RECLASSIFYING PROPERTY
LOCATED IN THE CITY OF LITTLE ROCK,
ARKANSAS, AMENDING THE OFFICIAL ZONING
MAP OF THE CITY OF LITTLE ROCK, ARKANSAS;
AND FOR OTHER PURPOSES.
BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF
LITTLE ROCK, ARKANSAS.
SECTION 1. That the zone classification of the
following described property be and is hereby changed as
indicated:
Z- 3454 -B - All that part of the SW 'mss NE 14 and
all that part of the NE < SE 4 all in
fractional Section 6, T -1 -S, R -13 -W, City of
Little Rock, Pulaski County, Arkansas, more
particularly described as follows: Commencing
at a concrete monument accepted as the SE
corner of said SE '< NE 4 Section 6; thence
S89 041'54" West along the South line thereof
487.42 feet to a one -half inch rebar in the
West right -of -way line of Otter Creek Parkway
and the Point of Beginning; thence along said
road right -of -way line and a curve to the right
having a radius of 257.44 feet and a chord
distance of S03 032158 11W 112.15 feet to a one -
half inch rebar; thence N60 002117 11W leaving
said road and along the North line of
Callagahan Branch channelization easement
602.82 feet to a one -half inch rebar; thence
N71 021129" East along the South line of an AP &L
Company easement 444.59 feet to a one -half inch
rebar in the West right -of -way line of Otter
Creek Parkway; thence S18 038131" East along the
West right -of -way line of said road as shown on
recorded plat filed in the Pulaski County
Circuit Clerk's Office in Book "A" at page 636
for 305.39 feet to a one -half inch rebar;
thence along said road right -of -way line, and a
curve to the right having a radius of 257.44
feet and a chord of S13 050112" East 43.13 feet
to the Point of Beginning, containing 108,757
square feet, 2.5 acres of land, more or less:
From "ME -6" Multifamily District to "R -2"
Single Family District. (West side of Otter
Creek Parkway, south of Wimbledon Loop).

SECTION 2. That the map referred in Chapter 36- J
of the Code of Ordinances of the City of Little Rocic6o

Arkansas, and designated district map be and it is hereby
amended to the extent and in the respects necessary to
affect and designate the change provided for in Section 1
hereof.
SECTION 3. That this Ordinance shall not take effect
and be in full force 30 days after the date of its passage
and approval.
SECTION 4. Severability. In the event any title,
section, paragraph, item, sentence, clause, phrase, or word
of this ordinance is declared or adjudged to be invalid or
unconstitutional, such declaration or adjudication shall not
affect the remaining portions of the ordinance which shall
remain in full force and effect as if the portion so
declared or adjudged invalid or unconstitutional was not
originally a part of the ordinance.
SECTION 5. Repealer. All laws, ordinances,
resolutions, or parts of the same, that are inconsistent
with the provisions of this ordinance are hereby repealed to
the extent of such inconsistency.
