HomeMy WebLinkAbout18698p0ppp. ppprtpOpl •(•.• ° °�E CIRCA°'•.. • ORDINANCE NO 2002151174 06/12/200:00:44 AM Filed 8 ded in Official kecords of CAROLYN STALEY PULAMI COUNTY CIRCUIT /COUNTY CLERK 18,698 Fees $20.00 AN ORDINANCE APPROVING A PLANNED ZONING DEVELOPMENT AND ESTABLISHING A PLANNED COMMERCIAL DISTRICT TITLED BRITISH CARS OF LITTLE ROCK SHORT -FORM PCD (Z- 1432 -C) LOCATED ON THE NORTHWEST CORNER OF GEORGIA AVENUE AND OHIO AVENUE IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zoning classification of the following described property be changed from C -3 to PCD: A tract of land consisting of part of the Northwest Quarter, Northwest Quarter, Northwest Quarter, Section 36, Township 2 North, Range 13 West, Pulaski County, Arkansas, more particularly described as follows: Commencing at the Southwest corner of the Northwest quarter, Northwest quarter, Northwest quarter of said Section 36, thence South 88 °59'00" East 35.00 feet to the East right -of -way of Mississippi Avenue; thence along said right -of -way North 00 °05'00" East 430.70 feet to a point; thence South 60 °18100" East 461.75 feet to a point; thence along a curve to the left having a radius of 539.34 feet, a central angle of 24'24139" and a chord which bears South 72 °44139' East 228.05 feet to the Point of Beginning; thence South 00 °15100" East 118.25 feet to a point; thence North 89 °18'00" West 130.02 feet to a point; thence North 00 °15'00" West 144.92 feet; thence along a curve to the left having a radius of 539.34 feet and a chord which bears South 77'45'00" East 133.15 feet to the Point of Beginning; containing 17,108 square feet or 0.393 acres more or less. SECTION 2. That the preliminary site development plan /plat be approved as recommended by the Little Rock Planning Commission. SECTION 3. That the change in zoning classification contemplated for British Cars of Little Rock Short -form PCD is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36 -454 (e) of the Code of Ordinances. 0 0 SECTION 4. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and it is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 5. That this Ordinance shall not take effect and be in full force until the final approval of the plan. SECTION 6. Severability. In the event any title, section, _.___paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such -inconsistency.
