That Chapter 30 of the Code of Ordinances be amended to provide for a waiver of certain requirements within the Master Street Plan for the Prospect Steel as follows: Subsection a. That Chapter 30 Article VI requiring boundary street improvements to the requirements of the Master Street Plan be waived until such time as facilities expansion exceeds 10% of the current building area at the site. The specific waiver is for widening Fourche Dam Pike at 8900 Fourche Dam Pike. SECTION 2. This ORDINANCE shall take effect thirty (30) days from and after its passage. Master Street Plan calls for 4 — 12' wide lanes with 6' paved shoulders each side. Widening would improve traffic flow on Fourche Dam Pike by allowing turn lanes along this frontage. The applicant estimates that the project cost would be $100,000. If the applicant was granted a hardship, Prospect would only have to put up $50,000. This would improve approximately '/2 the total frontage. The applicant has asserted that driveway culverts would have to be moved and reconstructed. Our inspectors say that does not appear to be necessary for just a 10' widening project. This may substantially reduce the applicant's estimated cost for construction. Planning estimates that the 16,000 square foot building expansion is less than 10% of the total building footage on -site.
