HomeMy WebLinkAbout18640• l ORDINANCE NO. 18,640 AN ORDINANCE APPROVING MODIFICATION TO A PLANNED ZONING DISTRICT AND PROVIDING FOR THE ESTABLISHMENT OF A PLANNED ZONING DEVELOPMENT TITLED CHENAL PLAZA LOT 2 REVISED PCD (Z-3292- F), AND PROVIDING FOR VARIANCES TO ALLOW LOTS WITHOUT PUBLIC STREET FRONTAGE AND A REDUCED STANDARD FOR THE MINIMUM WIDTH OF A SERVICE EASEMENT LOCATED APPROXIMATELY 500 FEET SOUTH OF WEST MARKHAM STREET ON ATKINS ROAD, IN THE CITY OF LITTLE ROCK, PULASKI COUNTY, ARKANSAS, AMENDING ORDINANCE NO. 18,272 AND THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That ordinance No. 18,272 passed on May 2, 2000, be amended to provide for modification of the Planned Zoning Development described as Atkins Road Partnership Short - Form PCD (Z- 3292 -D); and SECTION 2. That the zone classification of the following described property be changed from PCD to Revised PCD: Lot 2, Park West Commons, Little Rock, Arkansas Plat Book F, Page 936 (Inst. # 20000077936) SECTION 3. That the revised site development plan be approved as recommended by the Little Rock Planning Commission. SECTION 4. That the change in zoning classification contemplated for Chenal Plaza Lot 2 Revised PCD - is conditioned upon obtaining final plan approval within the time specified by Chapter 36, Article VII, Section 34- 454 -(d) of the . Code of Ordinances. SECTION S. That a variance from various design standards of Chapter 31 of the Code of Ordinances is granted to provide for variances of certain requirements within the Subdivision Regulations of the City of Little Rock as follows: Subsection a. That variances are granted from Chapter 31, Section 31 -231 to permit Lots 2H, 2C and 2 D of Lot 2, Park West Commons, Little Rock, Arkansas to have no direct public street frontage. Subsection b. That variances are granted from Chapter 31, Section 31 -210 (h) to permit a reduced standard of the minimum width of a service easement. SECTION 6. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and it is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 7. That this Ordinance shall not take effect and be in full force until the final approval of the plan. SECTION S. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 9. Repealer. All laws, ordinances, resolutions, or parts of the same that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
