HomeMy WebLinkAbout18593• 0 ORDINANCE NO. 18,593 AN ORDINANCE APPROVING A PLANNED ZONING DEVELOPMENT AND ESTABLISHING A PLANNED RESIDENTIAL DISTRICT TITLED PRESBYTERIAN VILLAGE - LONG -FORM PRD (Z -7091) LOCATED AT 510 BROOKSIDE DRIVE IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS. SECTION 1. That the zone classification of the following described property be changed from R -2 and 0-3 to PRD: The West =2 of Block 7, and the East It of Block 7, and also Block 8, said Blocks being a part of R. D. Duncan's Addition to the City of Little Rock, Pulaski County, Arkansas being more particularly described as follows: A part of the SW ;4 of the SW 4 of Section 35, T -2 -N, R -13 -W, City of Little Rock, Pulaski County, Arkansas being more particularly described as follows: Commencing at the NE corner of said SW 'a, SW ;v thence N87 °23113" West, 31.75 feet to the Point of Beginning; thence S43 054112" West, 41.03 feet; thence S25 011134" West 122.21 feet; thence S24 047144" West, 103.15 feet; thence S34 019143" East, 49.52 feet; thence S10 °42'54" West, 151.96 feet; thence N87 019149" West, along said North line of Glenhaven Subdivision 231.06 feet to a point in the center of Brookside Drive; thence along a curve to the right having a radius of 183.61 feet, an arc length of 112.71 feet, and a Chord bearing and distance of N19 °03'28" East, 110.95 feet; thence N36 °42149" East, 129.05 feet; thence along a curve to the left having a radius of 229.40 feet, an arc length of 135.77 feet, and a chord bearing and distance of N19 046'32" East, 133.80 feet; thence NO2 °44135" East, 87.66 feet; thence S87 023113" East, 192.21 feet to the Point of Beginning. Lot 15R and Lot 12RR, both lots being a part of Glenhaven Subdivision, to the City of Little Rock, Pulaski County, Arkansas. SECTION 2. That the preliminary site development plan /plat be approved as recommended by the Little Rock Planning Commission. SECTION 3. That the change in zoning classification contemplated for Presbyterian Village (Long -form PRD) is conditioned upon obtaining a final plan approval within the time specified by Chapter 36, Article VII, Section 36- 454(e) of the Code of Ordinances. SECTION 4. That the map referred in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and it is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 5. That this Ordinance shall not take effect and be in full force until the final approval of the plan. SECTION 6. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or. adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 7. Repealer. All laws, ordinances, resolutions, or parts of the same, that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
