0 ORDINANCE NO. 18,588 0 AN ORDINANCE APPROVING MODIFICATION TO A PLANNED ZONING DISTRICT AND PROVIDING FOR THE ESTABLISHMENT OF A PLANNED ZONING DEVELOPMENT TITLED TACO BELL REVISED PCD (Z- 4654 -B), LOCATED AT 4424 WEST MARKHAM STREET, IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING ORDINANCE NO. 15,162 AND THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY " OF LITTLE ROCK, ARKANSAS. SECTION 1. That Ordinance No. 15,162 passed on September 3, 1986, be amended to provide for modification of the Planned Zoning Development described as Taco Bell - Short -Form PCD (Z- 4654); SECTION 2. That the zone classification of the following described property be changed from PCD to Revised PCD: Lots 5, 6, 7 and 8, Thalheimer's Subdivision, Block 7, Glendale Addition, City of Little Rock, Pulaski County, Arkansas more particularly described as: Beginning at an iron pin at the Southwest corner of said Lot 1, Thalheimer's Subdivision; thence North along the West lot lines of said Lots 6 and 7 (said Lot lines being on the East right - of -way line of Ash Street) for 250 feet to an iron pin at the NW corner of said Lot 6; thence N89 °52124" East, along the North line of Lots 5 and 6 (said Lot lines being on the South right - of -way line of "A" Street) for 92.0 feet to an iron pin at the NE corner of said Lot 5; thence South along the East lot lines of said Lots 5 and 8 for 250.00 feet to an iron pin at the SE corner of said Lot 8 (said iron pin being on the North right -of -way line of Markham Street); thence S89 °52'24" West along the South line of said Lots 7 and 8 (said Lot lines being on the North right -of -way line of Markham Street) for 92.00 feet to the point of beginning. 0 0 SECTION 3. That the revised site development plan be approved as recommended by the Little Rock Planning Commission. SECTION 4. That the change in zoning classification contemplated for Taco Bell - Revised PCD is conditioned upon obtaining final plan approval within the time specified by Chapter 36, Article VII, Section 36- 454(d) of the Code of Ordinances. SECTION 5. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock, Arkansas, and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 2 hereof. SECTION 6. That this Ordinance shall not take effect and be in full force until the final approval of the plan. SECTION 7. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared or adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 8. Repealer. All laws, ordinances, resolutions, or parts of the same, that are inconsistent with the provisions of this Ordinance are hereby repealed to the extent of such inconsistency.
