HomeMy WebLinkAbout185590 0 ORDINANCE NO. 18,559 AN ORDINANCE RECLASSIFYING PROPERTY LOCATED IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS, SECTION 1. That the zone classification of the following property be and is hereby changed as indicated: Z -7064 - Described as part of the East 1� of Section 10, T -1 -N, R -13 -W, Little Rock, Pulaski County, Arkansas, more particularly described as: Beginning at the Southwest corner of the SE 4, said Section 10, being also the Southeast corner of Tract 3 Ecumenical Retirement Center Addition, Little Rock, Arkansas; thence N00 014139" West along the West line of said SE '<, being also the East line of said Tract 3 extended, 1309.38 feet to a concrete monument; thence NO2 008133" East along the North -South centerline of said Section 10, 1,460.90 feet; thence S65 °51'11" East along the South line of Lots 485 through 513, Twin Lakes Subdivision, 2,086.00 feet to the Southeast corner of said Lot 513; thence S26 007128" West along the West line of Lots 513A through 520 and Lots 577 through 598, said Twin Lakes Subdivision, 2,173.72 feet to a point on the North line of Lot 3, Kensington Place, Little Rock, Arkansas; thence N87 056'37" West, along the North line of Lots 3 through 12 said Kensington Place, being also the South line of said SE 14, 996.01 feet to the point of beginning, containing 84.5905 acres more or less. Less and Except the right -of -way for Jr. Deputy Road: From "R -2" Single Family District to 'IMF-1211 Multifamily District. Ll 0 Less and Except a 75 foot wide buffer strip along the north, east, south and west perimeters of the above described property - except for that portion of the west perimeter which abuts the current Good Shepherd campus - which is hereby zoned "OS" Open Space District. (East of West 24th Street and Jr. Deputy Road). SECTION 2. The zoning of the property described in Section 1 of this Ordinance is subject to the following conditions which were proposed by the applicant and which shall be covenants running with the land to bind subsequent grantees of the property: 1. A permanent 75' buffer strip of undisturbed natural vegetation shall be created around the entire perimeter of the Property - except for that portion of the perimeter which abuts the current Good Shepherd campus. 2. All current and future access to the Property shall be via Aldersgate Road through the existing Good Shepherd campus. No access to the Property shall be permitted from Junior Deputy, Romine or Kensington Roads. 3. No building taller than 25' in height may be constructed within 150' of that portion of the perimeter of the Property which is adjacent to any ownership other than Good Shepherd. 4. The use of the Property shall be limited only to housing for the elderly as defined in the Little Rock Zoning Ordinance together with other buildings directly related to housing for the elderly such as a chapel, wellness center, and an administration building. 5. The maximum number of living units to be built on the Property shall be limited to 10 units per gross acre. Section 3. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Sections 1 and 2 hereof. 2 r SECTION 4. That the Ordinance shall take effect and be in full force 30 days after the date of its passage and approval. SECTION 5. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared to adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 6. Repealer. All laws, ordinances, resolutions, or parts of the same, that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
