HomeMy WebLinkAbout18541i • ORDINANCE NO. 18,541 AN ORDINANCE RECLASSIFYING PROPERTY LOCATED IN THE CITY OF LITTLE ROCK, ARKANSAS, AMENDING THE OFFICIAL ZONING MAP OF THE CITY OF LITTLE ROCK, ARKANSAS; AND FOR OTHER PURPOSES. BE IT ORDAINED BY THE BOARD OF DIRECTORS OF THE CITY OF LITTLE ROCK, ARKANSAS, SECTION 1. That the zone classification of the following property be and is hereby changed as indicated: Z -7079 - Described as a parcel of land located in the NE ., SE < and the SE lii, NE . of Section 16, T -1 -N, R -11 -W, City of Little Rock, Pulaski County, Arkansas being more particularly described as follows: Commencing at the NW corner of said NE ., SE <; thence N58 °17132" East 28.09 feet to the intersection of the East right -of -way line of Fourche Dam Pike Road with the South right -of- way line of the Little Rock Port Railroad Spur; thence along the South right -of -way line of said railroad spur N78 °43134" East 322.19 feet; thence S11 °16'28" East 380.04 feet to the North right -of -way line of Lindsey Road; thence S78 043134" West, along said North right -of -way line 3.94 feet to the beginning of a tangent curve to the right; thence along said curve, having a radius of 1,392.40 feet, and a chord bearing and distance of S85 006114" West 309.35 feet, for a distance of 309.99 feet; thence continuing along said North right -of -way line of Lindsey Road N88 031'06" West 37.04 feet to a tangent curve; thence along said curve, having a radius of 50.00 feet, and a chord bearing and distance of N43 °30107" West 70.73 feet, for a distance of 78.57 feet to the East right -of -way line of said Fourche Dam Pike; thence NO1 °30152" East 284.73 feet to the Point of Beginning, said parcel of land containing 3.00 acres of land more or less: From "I -2" Light Industrial to "C -3" General Commercial • 0 District. (Northeast corner of Fourche Dam Pike and Lindsey Road) SECTION 2. That the map referred to in Chapter 36 of the Code of Ordinances of the City of Little Rock and designated district map be and is hereby amended to the extent and in the respects necessary to affect and designate the change provided for in Section 1 hereof. SECTION 3. That the Ordinance shall take effect and be in full force 30 days after the date of its passage and approval. SECTION 4. Severability. In the event any title, section, paragraph, item, sentence, clause, phrase, or word of this ordinance is declared or adjudged to be invalid or unconstitutional, such declaration or adjudication shall not affect the remaining portions of the ordinance which shall remain in full force and effect as if the portion so declared to adjudged invalid or unconstitutional was not originally a part of the ordinance. SECTION 5. Repealer. All laws, ordinances, resolutions, or parts of the same, that are inconsistent with the provisions of this ordinance are hereby repealed to the extent of such inconsistency.
